About The Position

The service manager will oversee all maintenance operations for Enclave at Roswell and will be responsible for ensuring repairs are completed safely, efficiently, and to company standards. This role involves leading and supporting the onsite maintenance team, diagnosing and repairing various building systems, managing work orders, and implementing preventative maintenance programs. The ideal candidate will have a strong understanding of older building systems and construction methods, with the ability to identify root causes of recurring issues and manage apartment turns efficiently. Responsibilities also include property inspections, inventory management, coordinating with contractors, maintaining accurate records, and ensuring compliance with safety and housing standards. The Service Manager will partner closely with the property manager and maintain professional communication with residents, contributing to the overall presentation and condition of the community.

Requirements

• Minimum of 3 to 5 years of multifamily maintenance experience.
• Previous experience as a service manager, maintenance supervisor, lead technician, or similar leadership role strongly preferred.
• Advanced HVAC troubleshooting and repair experience required.
• EPA certification required.
• Strong working knowledge of plumbing, electrical, appliances, carpentry, and general building maintenance.
• Experience maintaining older, vintage, or mature multifamily properties strongly preferred.
• Demonstrated ability to diagnose complex and recurring maintenance problems.
• Experience supervising maintenance staff and coordinating vendors.
• Ability to prioritize multiple service requests and emergencies in a fast-paced environment.
• Strong organizational, communication, and follow-through skills.
• Ability to participate in an emergency on-call rotation.
• Valid driver's license and reliable transportation required.

Responsibilities

• Lead, supervise, train, and support the onsite maintenance team.
• Diagnose, troubleshoot, repair, and maintain HVAC systems, including complex and recurring heating and cooling issues.
• Perform and oversee plumbing, electrical, appliance, carpentry, drywall, painting, and general building repairs.
• Apply strong knowledge of older building systems and construction methods when diagnosing maintenance issues within a vintage or mature multifamily community.
• Identify root causes of recurring maintenance concerns rather than relying on temporary repairs.
• Manage daily work order activity and ensure emergency, high-priority, and resident-impacting service requests are addressed promptly.
• Monitor open work orders, aging work orders, and repeat service requests and develop plans for resolution.
• Establish and maintain a strong preventative maintenance program for HVAC systems, plumbing, electrical components, building systems, equipment, roofs, common areas, and other property assets.
• Inspect equipment and building systems regularly to identify potential failures before they result in major repairs or resident disruption.
• Oversee apartment turns and ensure vacant units are completed within established timelines and meet company standards before move-in.
• Conduct move-out inspections and identify required repairs, replacements, and potential capital needs.
• Perform regular property inspections, including building exteriors, mechanical rooms, common areas, roofs, stairways, breezeways, grounds, and maintenance shops.
• Respond to after-hours maintenance emergencies and participate in the property's on-call rotation.
• Maintain appropriate inventory levels for HVAC parts, plumbing supplies, appliances, tools, equipment, and commonly used maintenance materials.
• Ensure maintenance tools, equipment, shops, storage areas, and mechanical spaces are maintained in an organized and safe condition.
• Obtain proposals and coordinate with outside contractors when specialized repairs or additional labor are required.
• Review vendor scopes of work and verify work has been completed properly before recommending invoice approval.
• Assist with identifying capital repair needs and provide recommendations regarding repair versus replacement.
• Maintain accurate maintenance records, preventative maintenance logs, inspection documentation, and required compliance records.
• Ensure the property complies with applicable safety requirements, company policies, and local building and housing standards.
• Support property inspections, lender inspections, ownership visits, due diligence activities, and other physical asset reviews as needed.
• Partner closely with the property manager to communicate maintenance priorities, significant repairs, resident-impacting issues, and potential property risks.
• Maintain professional communication with residents and provide timely updates when repairs require additional parts, vendors, or follow-up work.
• Help maintain strong curb appeal and overall property presentation throughout the community.
