About The Position

As a Service Manager, you’ll play a key role in maintaining the physical integrity of our apartment homes, ensuring they meet company standards and comply with all applicable laws. This full-time role is ideal for an experienced maintenance professional with strong HVAC expertise who is ready to lead a team while staying hands-on.

Requirements

  • 5+ years of maintenance or related trades experience required
  • Strong expertise in HVAC systems, plumbing, and general maintenance
  • Proven ability to lead, develop, and manage a maintenance team
  • Experience managing work orders, scheduling, preventative maintenance, and inventory
  • Strong troubleshooting and problem-solving skills across multiple trades
  • Comfortable using smartphones, mobile apps, and systems for communication and operations
  • Strong communication and customer service skills
  • Active, valid driver’s license and a personal vehicle
  • Ability to live within a reasonable commuting distance to support on-call needs
  • HVAC / EPA / CFC certification required

Responsibilities

  • Interview, hire, and train new team members
  • Develop and lead a team of Maintenance Technician through diagnosing problems and providing effective solutions
  • Mentor and guide technicians to strengthen their skills across HVAC, plumbing, electrical, appliances, and general maintenance
  • Provide expert troubleshooting in areas such as HVAC, electrical, plumbing, carpentry, drywall, exterior structure, and appliance repair
  • Be accountable for establishing and managing a 24-hour on-call schedule, while being available for emergency situations including snow, ice, or other site needs
  • Partner with office staff to deliver strong resident service and follow up on maintenance-related concerns
  • Manage and organize inventory of maintenance materials and oversee supply usage
  • Establish and maintain preventative maintenance, make-ready, and daily work order schedules
  • Regularly inspect community buildings, including vacant units, to ensure quality and compliance
  • Plan, assign, and direct the work of the maintenance team while maintaining operational efficiency
