About The Position

Responsible for maintaining the physical condition and appearance of the property. Organizes, coordinates, supervises, and manages the overall maintenance programs including exterior property appearance, timely service request completion, quality and make-ready program, and cost-effective inventory control of the property. Required to be “on call” 24 hours.

  • HVAC certification required

  • Ability to communicate effectively with residents, staff, supervisors and vendors
  • Ability to apply common sense understanding to carry out basic written or oral instructions
  • Ability to add and subtract two-digit numbers and to multiply and divide with 10’s and 100’s
  • Ability to perform calculations using units of American money, weight measurement, volume, and distance
  • Must meet the qualifications for residency in the community for which the employee applies
  • Must provide own basic tools or be willing to obtain the required hand tools
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, moving & job aids, mechanical equipment, and measuring devices
  • Must complete the Maintenance Skills Exam obtaining the minimum score of at least 80%
  • Pass drug test and background check requirements

Responsibilities

  • Diagnose and perform minor and routine maintenance/repair in a timely and professional manner, avoiding outside contractors unless approved by Community Manager.
  • Update OneSite with work performed on service requests, including parts and time worked, by the end of each day.
  • Follow-up on completed service requests to ensure resident satisfaction and on incomplete requests to ensure a plan for completion is communicated.
  • Promote good public relations with residents, co-workers, and company staff, displaying a friendly and courteous attitude.
  • Attend all resident events unless absence is approved by the Community Manager.
  • Pre-inspect notice to vacate apartments and complete make-ready checklist and scheduling of make-ready contractors.
  • Routinely perform duties to restore apartments to “make ready” status within 5 days of vacating and re-inspect vacant apartments after make-ready to determine quality.
  • Ensure an adequate number of make-ready units are available (at least 50% of available product) and meet company standards.
  • Complete special projects as assigned and prioritized by the Community Manager and Regional Manager.
  • Inspect exterior of the property and perform building and common area upkeep daily.
  • Assist in keeping grounds neat and free of litter, debris, and pet waste.
  • Ensure vacant unit thermostats are set at the proper setting for a vacant unit.
  • Complete or oversee the completion of preventative maintenance according to guidelines, maintaining accurate records and providing resident training as required.
  • Order parts and supplies and maintain inventory, utilizing the inventory system.
  • Maintain shop appearance to standards to facilitate quick assessment of supply inventory.
  • Maintain proper equipment and equipment inventory to ensure warranty compliance.
  • Obtain bids and negotiate prices with vendors and contractors, coordinating delivery and work schedules.
  • Perform effective emergency maintenance (after hours) as required.
  • Coordinate maintenance objectives with the Community Manager daily.
  • Perform and report on all work according to safety standards, OSHA, health codes, and the MOM Manual.
  • Perform work area clean-up on a weekly basis.
  • Oversee all outside contractors and vendors performing work on property.
  • Ensure that all required inspections and permits are completed in a timely manner (e.g., fire, backflow, elevator, pool).
  • Ensure all required documentation is completed and current (e.g., CFC logs, pool logs, lighting logs).
  • Ensure SDS notebook is current and readily available.
  • Ensure that all required OSHA Hazard Communication Standard training is current.
  • Pass initial, annual, and required GraceHill courses by deadlines.
