We are seeking a Service Manager to oversee maintenance operations for a 234-unit community in Baldwinsville, NY. Requirements

  • Active and valid driver's license with reliable transportation.
  • Strong working knowledge of HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
  • Ability to lead teams, prioritize competing demands, and maintain high operational standards.

Nice To Haves

  • HVAC/EPA/CFC Certification preferred.
  • Five or more years of maintenance experience preferred, including leadership or supervisory experience.
  • Multifamily maintenance experience strongly preferred.

Responsibilities

  • Lead, coach, and develop a team of Maintenance Technicians.
  • Oversee daily maintenance operations, work order completion, and apartment make-ready schedules.
  • Provide advanced troubleshooting and guidance in HVAC, electrical, plumbing, appliance repair, carpentry, drywall, and general maintenance.
  • Establish and manage preventative maintenance programs to protect the community's assets and ensure long-term operational success.
  • Conduct regular inspections of buildings, common areas, and vacant apartments to maintain quality and safety standards.
  • Manage inventory, supplies, and maintenance-related expenses.
  • Coordinate and oversee vendor performance and contractor work.
  • Develop and maintain an effective on-call schedule for the maintenance team while remaining available for emergencies and severe weather events.
  • Partner closely with office staff to deliver responsive service and exceptional experiences for residents.
