About The Position

Service/Maintenance Managers make our apartment communities a great place to live. Requirements

  • At least 3 years of experience with technical maintenance and facilities management ideally in property management or similar industry (hospitality, retail, restaurants etc.)
  • 1-3 years of experience leading a team of people in customer service, and asset maintenance
  • A reliable mode of transportation
  • Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
  • Ability to read, write, and speak English

Responsibilities

  • Lead and develop a team of 3 direct reports
  • Provide exemplary service to residents and team members
  • Ensure property follows / in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
  • Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
  • Coordinates the make-ready sequence, ensuring all steps are completed in the correct order to avoid rework and delays
  • Leads or supervises move-out inspections, documenting condition, identifying damage, and creating a detailed punch list for repairs and cleaning
  • Ensures trades/vendors (painting, flooring, repairs, cleaning) are scheduled in the right order — for example, repairs before painting, flooring before deep cleaning
  • Manages third-party vendors or on-site maintenance teams, ensuring timely arrival, quality work, and adherence to deadlines
  • Conducts final walkthroughs to confirm the unit meets leasing standards, addressing any missed items before sign-off
  • Acts as the central point for communication between residents, maintenance staff, vendors, and property management to keep the turnover process moving smoothly
