This role coordinates the work of employees who repair and maintain buildings/facilities, prepares work schedules, assigns work, and oversees the work product. The Service Manager I may be involved in new construction or modification of existing properties and performs a variety of complicated tasks. This role is responsible for maintaining an adequate inventory of supplies for repairs and monthly maintenance budget monitoring, exhibiting a strong commitment to the service needs of the internal and external customer, and representing the company in a professional and courteous manner.

Requirements

  • Minimum of four years of progressive maintenance and safety experience
  • Up to 299 units in one community
  • Advanced computer skills and industry-specific technology to coordinate and help respond to resident/management requests for the property.
  • Regularly performs manual, task-oriented work independently and prioritizes tasks.
  • Assigning tasks to team.
  • Required Certifications: EPA Core, Type I-Appliances, Type II-HAVC, Certified Pool Operator
  • Required to provide own (industry specific) hand tools.

Responsibilities

  • Completes maintenance employee schedules and communicates assignments to maintenance staff using independent judgment.
  • Participates in site staffing needs with the Community Manager.
  • Assesses training needs of employees, provides input for needed training programs, and coordinates and schedules appropriate training.
  • Responsible for safety and skill training for all maintenance employees.
  • Performs daily property and grounds inspection to look for needed maintenance and liability hazards.
  • Ensures all repairs/replacements are assigned and completed within company standards, including interior/exterior rehabilitation and construction projects.
  • Assists with monitoring resident satisfaction and ensures follow-up on results by property maintenance staff.
  • Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements.
  • Employs knowledge of mechanical methods, practices, and tools in the inspection and repair of faults in a range of mechanical equipment/components.
  • Inspects, maintains, installs, repairs, replaces, and cleans equipment, including sourcing and installing new equipment.
  • Ensures that established preventive maintenance programs are implemented, followed, and documented per BH program guidelines.
  • Ensures team's understanding and compliance with the company’s policies and procedures.
  • Responsible for the maintenance and security of all property-issued tools.
  • Shares on-call responsibilities, including inclement weather conditions, with the maintenance team.
  • Responds to resident requests per company standards.
  • Performs other duties as assigned.
