About The Position

The Service Director oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks. This role involves a blend of hands-on maintenance, team leadership, and adherence to company standards and safety regulations.

Requirements

  • Employment history demonstrating knowledge and skills in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
  • Working knowledge of OSHA standards and MSDS regulations.
  • 2 to 3 years of apartment maintenance experience or equivalent.
  • High school diploma or GED.
  • Ability to read, write, and communicate effectively.
  • Demonstrated mathematical skills for basic maintenance duties.
  • Ability to apply principles of logical thinking to define and correct problems.
  • Ability to apply common sense understanding to carry out instructions.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Proficient in internet, word processing, spreadsheet, and database management programs.
  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Valid Certified Pool Operator or a Certified Spa and Pool Operator certificate.
  • All certifications required by State and Local jurisdictions.
  • Current valid driver’s license.
  • Proven skills sufficient to lead, direct, and oversee the maintenance process performed by the Service Team members.
  • Ability to meet predictable attendance and punctuality expectations.
  • Ability to perform the essential job functions unaccompanied.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to work inside and outside in all weather conditions.
  • Ability to operate golf carts at properties with golf carts.
  • Ability to walk extended distances and navigate stairs to multiple levels daily.
  • Ability to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
  • Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Nice To Haves

  • College or technical degree is preferred.
  • Property management system experience is preferred.

Responsibilities

  • Oversee and perform technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
  • Prioritize solutions and provide frameworks to drive journey metrics, working with on-site team members.
  • Understand issues and opportunities and focus on solving them through innovative solutions.
  • Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with company values.
  • Create and maintain clear and sequenced plans to successfully launch projects.
  • Lead cross-functional teams through change programs and projects.
  • Participate in activities that enhance the Company and personal stature in the marketplace, including industry associations.
  • Assist with and complete work orders generated from resident requests and routine property upkeep.
  • Diagnose and repair defects or problems in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make-ready” process for vacant apartment homes, including inspections, scheduling vendors, obtaining supplies, completing tasks, and inspecting completed work.
  • Develop standards for the cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, and common areas.
  • Periodically inspect work performed by other service team members and contractors to assess effectiveness and ensure quality standards.
  • Maintain an adequate inventory of spare parts and maintenance materials, and order supplies and tools within budgetary guidelines.
  • Assist the Community Director in developing budgets for repair, maintenance, and capital expenses.
  • Support cost-cutting and expense control programs by prioritizing repair over replacement, minimizing waste, and practicing correct tool usage.
  • Complete monthly Preventative Maintenance procedures.
  • Conduct regularly scheduled safety meetings, ensure MSDS sheets are current and accessible, and stay updated on OSHA and other safety regulations.
  • Demonstrate customer service skills by treating residents and others with respect, responding to questions and complaints, and assigning work orders efficiently.
  • Follow established policies and procedures, monitor compliance with regulatory requirements, and report violations.
  • Schedule and perform minor and routine maintenance on equipment, and maintain tools in excellent condition.
  • Conduct routine and periodic property inspections to identify safety and risk management concerns.
  • Complete documentation and paperwork accurately and timely for service requests.
  • Identify areas for improvement and suggest ways to enhance property efficiency, profitability, and productivity.
  • Stay updated on industry trends and changes by attending training and industry events.
