About The Position

Responsible to plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep. Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical. Monitor and supervises all service contracts or other outside contract work. Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc. Directs or performs duties related to transportation, including maintenance of vehicles and other facility equipment.

Requirements

  • Ability to communicate effectively with verbal and written instructions in English.
  • Ability to identify maintenance problems, plan and follow through to their solution in a timely manner.
  • In depth understanding of physical plant maintenance requirements.
  • Knowledge of state and federal guidelines.

Nice To Haves

  • Prior long-term care experience preferred.
  • Experience in estimating maintenance and repair costs.

Responsibilities

  • Plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep.
  • Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical.
  • Monitor and supervise all service contracts or other outside contract work.
  • Direct or perform duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc.
  • Direct or perform duties related to transportation, including maintenance of vehicles and other facility equipment.
  • Assure resident safety.
  • Serve as electrician in repairing minor electrical malfunctions and installing new equipment.
  • Act as a plumber assembling, installing and repairing pipes, fittings, and fixtures of heating, water and sewer systems; also, opening clogged drains.
  • Act as a carpenter in the alteration, repair and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding forms, wood fixtures and furniture.
  • Operate hand saw, planer, joiner, shaper, table saw, sanding machine, router, electric drill and other power equipment.
  • Maintain tools and machinery in good condition and use all tools carefully and as instructed.
  • Ensure that high standards of safety are developed, met and maintained at the facility.
  • Arrange and coordinate annual fire safety inspections with local fire department; follow up on any deficiencies or recommendations.
  • Ensure the facility and grounds are maintained in accordance with relevant regulations, agency standards and fiscal consideration.
  • Develop, implement and review regularly site-specific maintenance logs.
  • Ensure that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement.
  • Develop, implement and review equipment records (included in maintenance logs).
  • Establish procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis.
  • Arrange and coordinate annual fire safety training for all residential services personnel and residents.
  • Ensure the appropriate use and proper care of the agency maintenance van.
  • Promote positive public relations with patients, residents, family members and guests.
  • Use tactful, appropriate communications in sensitive and emotional situations.
  • Use appropriate work place behavior and adhere to dress code at all times.
