About The Position

National Horizon Real Estate Services, LLC, in coordination with Blue Summit, is seeking an experienced Service Director II for a large 500+ unit multifamily community located in West Las Vegas. This role is ideal for a seasoned maintenance leader with strong technical skills, team supervision experience, and the ability to manage maintenance operations at scale. The community includes one-, two-, and three-bedroom apartment homes, modernized interiors, lifestyle amenities, on-site maintenance, and convenient access to major transportation corridors, shopping, dining, employment centers, and recreation. Position Summary The Service Director II is responsible for leading the maintenance operations of a large multifamily community, including work order performance, make-ready turns, preventive maintenance, vendor coordination, safety compliance, inventory control, curb appeal, and overall asset preservation. This position requires a hands-on leader who can manage people, priorities, emergencies, vendors, budgets, inspections, and resident service without the property turning into an episode of “What the hell happened overnight?”

Requirements

  • Minimum 5+ years of multifamily maintenance experience required.
  • Prior experience in a maintenance supervisory or service leadership role required.
  • Experience supporting maintenance operations at a large multifamily community strongly preferred.
  • EPA certification required.
  • HVAC certification required.
  • Strong working knowledge of HVAC systems, plumbing, electrical, appliances, pools, turns, preventive maintenance, and general building repairs.
  • Experience supervising maintenance team members, assigning work, managing schedules, and ensuring accountability.
  • Ability to troubleshoot complex maintenance issues and make sound operational decisions.
  • Ability to manage high-volume work orders, make-readies, emergencies, vendors, and competing priorities.
  • Strong communication, organization, documentation, and resident service skills.
  • Ability to work a flexible schedule, including after-hours emergencies and on-call rotation.
  • Valid driver’s license and reliable transportation may be required based on property needs.

Nice To Haves

  • Experience with 300+ unit or 500+ unit apartment communities.
  • Pool certification, CPO certification, or similar credentials preferred.
  • Nevada multifamily maintenance experience preferred.
  • Experience with property management software, mobile maintenance platforms, work order systems, and digital inventory tracking.
  • Experience with value-add, stabilized, transitional, or operationally complex assets.
  • Bilingual English/Spanish skills are a plus, but not required.

Responsibilities

  • Oversee all maintenance operations for a large 500+ unit multifamily community.
  • Lead, train, schedule, and support service technicians, porters, groundskeepers, and maintenance team members.
  • Manage daily work orders, emergency repairs, resident service requests, and maintenance follow-up.
  • Ensure timely and high-quality apartment turns, make-ready completion, punch walks, and move-in readiness.
  • Maintain strong curb appeal, property cleanliness, common areas, amenities, building systems, and grounds.
  • Perform and supervise repairs related to plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, locks, pools, irrigation, lighting, and general building maintenance.
  • Develop and maintain preventive maintenance programs for building systems, equipment, amenities, and community infrastructure.
  • Partner with the Business Manager and leadership team to support resident satisfaction, operational goals, occupancy, renewals, and community performance.
  • Coordinate vendor scheduling, bids, service quality, access, scope of work, and completion standards.
  • Monitor maintenance expenses, inventory, purchasing, supplies, tools, equipment, and vendor usage.
  • Conduct routine property inspections and identify safety, liability, maintenance, and capital improvement needs.
  • Respond to after-hours maintenance emergencies and participate in the on-call rotation as required.
  • Ensure compliance with company policies, OSHA standards, Fair Housing requirements, local codes, safety procedures, and applicable laws.
  • Maintain accurate maintenance records, inspection logs, inventory records, vendor documentation, and work order notes.
  • Support a professional, accountable, safety-focused maintenance culture.
