About The Position

JLL is seeking a Senior Transaction Manager to join a team responsible for executing a large volume and variety of real estate transactions that create enterprise value for one of JLL’s largest global technology clients. This role requires a highly energetic leader with excellent communication, portfolio management, and client relationship management skills. The position is based in San Francisco, CA or New York, NY, with some travel required. The client is a Fortune 100 technology company known for its scale and fast-moving culture, and the JLL team is expected to operate with similar energy, transparency, and bias for action. The Senior Transaction Manager will oversee a portfolio of sites and deliver a range of real estate transaction solutions, ensuring both consistency and innovation through a closely-integrated partnership with JLL.

Requirements

  • Bachelor's degree required.
  • 10-15 years’ experience demonstrating success managing complex, high value transactions and portfolios of significant size and complexity.
  • Demonstrated skills in contract review, lease/purchase and sale negotiations.
  • Solid understanding of financial and accounting impacts.
  • Strong negotiating, analytical, and organizational skills.
  • Outstanding client service skills.
  • A track record of championing speed, flexibility and frugality in the face of rapid change and heavy workload.
  • Exceptional communication and interpersonal skills; strong writing skills – able to concisely and effectively present a compelling narrative.
  • Proficiency with Google Workspace (Gmail, Google Drive, Docs/Sheets/Slides, etc.).
  • Proven ability to thrive in a matrixed environment, managing cross-functional teams through influence versus direct management.
  • Strong ability to identify and solve ambiguous problems.
  • Naturally looks around corners and anticipates risks and opportunities.
  • Demonstrated ability to think strategically and successfully execute tactics.

Responsibilities

  • Responsible for the Critical Lease Event pipeline in assigned area or specific locations – monitoring portfolio critical dates and identifying optimization opportunities in liaison with other stakeholders, including active participation in strategic plan formation and implementation of the portfolio strategy to ensure ample time to execute on aligned strategies.
  • Manage a dynamic and complex deal pipeline for a client operating at scale and speed, negotiating high-value, large-scale and complex lease transactions with precision and quality.
  • Directly manage broker vendor partners to draft and negotiate Requests for Proposals (RFP), Letters of Intent (LOI), Leases, Subleases, Purchase and Sale Agreements (PSA), and License Agreements from inception to execution.
  • Ensure all due diligence and approval requirements are completed for each transaction (e.g. Tax, Risk, Accounting, Corporate Security, EHS, Anti-Corruption, etc.).
  • Draft business case / corporate approval documentation, working with the client’s finance team to develop financial analysis for all operating expense (opex) and capital expense (capex) investments prior to commitments and manage to deadlines.
  • Work with internal and external legal counsel in preparing, negotiating and executing all documentation relating to any transaction.
  • Support in preparation of monthly, quarterly and semi-annual business reports including highs, lows, process improvements, help needed and lessons learned; develop additional ad-hoc reports as requested by client.
  • Coach and develop direct reports, including Transaction Managers, to reach their full potential.
  • Supervise the execution of transactions by the team, ensuring quality and consistency of output.
  • Hold accountability for the quality of the team’s transaction output, due diligence and reporting on overall transaction progress.
  • Regularly liaise with other peers to share best practices, and other key delivery partners from JLL and other service providers delivering integration, data integrity, and project and facilities management.
  • Leverage JLL research team, bringing research insights, analytics and innovative ideas to regional client leadership.
  • Leverage, invent and simplify best practices, including the continuous improvement of process, tools and templates.
  • Proactively identify process inefficiencies, formulate and execute on implementation plans, followed by tracking and demonstrating results.
  • Responsible for effective transaction management service delivery to meet contractual obligations of JLL.
  • Develop and maintain a detailed understanding of the client’s business and key factors influencing their requirement for our services.
  • Contribute to the achievement of key performance indicators, service levels and other measures as contracted.
  • Bring the best of the JLL platform to the client by introducing innovative JLL products and services which may help the client achieve its business objectives.
