About The Position

JLL is seeking a Senior Transaction Manager to join a team responsible for executing a large volume and variety of real estate transactions for a global technology client. This role requires a highly energetic leader with excellent communication, portfolio management, and client relationship management skills. The position is based in San Francisco, CA or New York, NY, with potential for remote work based on experience. The ideal candidate will operate with the same energy, transparency, and bias for action as the client, which is known for its scale, fast-moving culture, and focus on its people.

Requirements

  • Bachelor's degree.
  • 10-15 years’ experience managing complex, high-value transactions and portfolios of significant size and complexity.
  • Demonstrated skills in contract review, lease/purchase and sale negotiations.
  • Solid understanding of financial and accounting impacts.
  • Strong negotiating, analytical, and organizational skills.
  • Outstanding client service skills.
  • A track record of championing speed, flexibility, and frugality in the face of rapid change and heavy workload.
  • Exceptional communication and interpersonal skills; strong writing skills.
  • Proficiency with Google Workspace (Gmail, Google Drive, Docs/Sheets/Slides, etc.).
  • Proven ability to thrive in a matrixed environment, managing cross-functional teams through influence versus direct management.
  • Strong ability to identify and solve ambiguous problems.
  • Demonstrated ability to think strategically and successfully execute tactics.
  • Effective resource management and project management skills.
  • Ownership mentality willing to raise their hand and take on whatever is needed to achieve objectives.
  • Must be authorized to work in the United States without sponsorship.

  • Master's, MBA, or advanced degree preferred.
  • Some travel may be required to support site selection activities, face-to-face negotiations, and client/team interactions.

Responsibilities

  • Oversee a portfolio of sites and deliver a range of real estate transaction solutions.
  • Manage the Critical Lease Event pipeline, monitoring critical dates and identifying optimization opportunities.
  • Participate in strategic plan formation and implementation of portfolio strategy.
  • Manage a dynamic and complex deal pipeline, negotiating high-value, large-scale, and complex lease transactions.
  • Directly manage broker vendor partners to draft and negotiate RFPs, LOIs, Leases, Subleases, PSAs, and License Agreements.
  • Ensure all due diligence and approval requirements are completed for each transaction (e.g., Tax, Risk, Accounting, Corporate Security, EHS, Anti-Corruption).
  • Draft business case/corporate approval documentation and work with the client’s finance team to develop financial analysis for opex and capex investments.
  • Work with internal and external legal counsel in preparing, negotiating, and executing all transaction-related documentation.
  • Support the preparation of monthly, quarterly, and semi-annual business reports and develop ad-hoc reports as requested.
  • Coach and develop direct reports, including Transaction Managers.
  • Supervise the execution of transactions by the team, ensuring quality and consistency.
  • Hold accountability for the quality of the team’s transaction output, due diligence, and reporting.
  • Liaise with peers to share best practices and with other key delivery partners.
  • Leverage JLL research team for insights, analytics, and innovative ideas.
  • Invent and simplify best practices, including continuous improvement of processes, tools, and templates.
  • Proactively identify process inefficiencies, formulate and execute implementation plans, and track results.
  • Ensure effective transaction management service delivery to meet contractual obligations.
  • Develop and maintain a detailed understanding of the client’s business and factors influencing their need for services.
  • Contribute to the achievement of key performance indicators and service levels.
  • Introduce innovative JLL products and services to the client.
