About The Position

Avanath is a leading property management company focused on providing affordable housing. The Senior Regional Manager role involves broad operating latitude and decision-making responsibility for a significant real estate portfolio. This position impacts all Avanath team members at assigned communities, supporting the brand, reputation, and consistent excellence in service to residents, guests, and communities. The role provides expertise in acquisition, due diligence, lease-up, and capital improvements strategies, as well as overall property operations. Key focuses include overseeing systems, ensuring quality procedures and training, and driving continual improvement in efficiency and technology. The Regional Manager is crucial in fostering high company morale, acting as a cheerleader for success, and managing communities profitably while upholding business ethics and fairness. The goal is to create an atmosphere of satisfaction and well-being for all stakeholders, including team members and residents, in alignment with company objectives. Requirements

  • 5+ years of experience in a community management position is highly desired.
  • 7+ years in multifamily experience highly desired.
  • Affordable housing experience preferred.
  • Lease Up / New Development experience where required.
  • Must possess intermediate skill level of the Microsoft Office Suite (Word, Excel, PowerPoint), property management systems, Internet, and email.
  • Knowledge of LIHTC and Tax Credit/Bond/conventional qualifications preferred.
  • Frequent travel within the region, as well as regional corporate and industry travel, is required.
  • Strong interpersonal skills, as well as strong verbal and written communication skills, are required.
  • Ability to interact effectively with residents, housing/tenant associations, senior executives, business vendors, community team members, and investor contacts as needed.
  • Ability to work well under time and other constraints; must be adept at multitasking.

Responsibilities

  • Assist in the development and execution of the region's operational budgets.
  • Prepare and review monthly operating statements for accuracy, budgets to actual variances, and bottom-line cash flow control.
  • Produce reports and monthly financials accurately and timely, in alignment with Avanath’s operational protocol.
  • Maximize the operating efficiency and financial performance of the portfolio by developing strategic plans for enhanced performance.
  • Assist in the development of the region’s collections and implement a system to achieve 0% rent delinquency.
  • Oversee large capital projects and effectively communicate between multiple departments where applicable.
  • Prepare and submit subsidy vouchers, where applicable.
  • Visit communities within the assigned portfolio a minimum of 3-4 times per week.
  • Manage up to 10 sites and a diverse workforce.
  • Direct and support the personnel and performance of each site, coaching leaders, and providing clear and concise feedback and direction, selection, and staffing decision-making.
  • Work with and support all back office and corporate support functions, including compliance, finance and accounting, asset management, capital projects, and human resources.
  • Assess and complete team performance on an annual basis.
  • Recognize opportunities for team development when there are performance-based and cultural concerns.
  • Challenge all team members to achieve higher levels of performance by establishing and communicating clear goals.
  • Respond to any team member concern, maintenance condition, resident problem, breach of security, and/or emergency.
  • Coordinate and oversee on-site operations, including budget implementation, compliance matters, vendor relationships, contractor workmanship, rent collections, accounts payable, etc., to ensure smooth operations of the property.
  • Maintain positive interaction and communication with residents regarding operational concerns, community initiatives, and other community-related subjects.
  • Refer residents as necessary to other appropriate services and agencies.
  • Assist the team in creating and implementing systems that provide necessary services to residents, including the immediate acknowledgment and prompt action to correct complaints.
  • Respond to any potential housing violations and liability concerns regarding the property in a prompt, transparent, and effective manner.
