About The Position

EVgo is looking for an experienced and entrepreneurial Sr. Real Estate Manager to help identify and transact property purchase and ground lease (as lessee) opportunities for the purpose of developing EV Charging hubs. These hubs will host 10 to 50+ EV charging stalls designed for various charging applications, with focus on serving both Public EV Drivers and Commercial Fleets. Reporting into the Head of Real Estate, you will build on EVgo’s existing deployments and help create and execute a broader large-site real estate strategy. You will collaborate with Data Analytics, align on the best locations for Charging Hubs, assuring that EVgo’s charging supply aligns with demand. You will principally work with brokers, developers and landowners to identify, negotiate and close on a robust pipeline of property acquisition opportunities. You will coordinate cross-functionally with a robust internal team to conduct due diligence on the properties, including assessments of environmental, Land Use, Utility, and other aspects that determine the feasibility of installing and operating EV Fast Charging Stations.

Requirements

  • Typically requires a minimum of 12 years of related experience with a Bachelor’s degree; or 8 years and a Master’s degree; or a PhD with 5 years experience; or equivalent experience.
  • 12+ years of commercial real estate experience, specifically related to property purchasing and ground leasing (as the lessee)
  • 2+ Years Pro Forma modeling for Real Estate Transactions
  • Strong and creative negotiator with proven property purchase / ground lease deal experience
  • Ability to balance commercial goals and practical expediency appropriately and thoughtfully
  • Track record of collaborating with external partners, e.g., Real Estate brokers, Due Diligence & Development partners including but not limited to expeditors and land use attorneys
  • Ability to work in a self-directed manner and collaboratively across teams, including with clients and other external stakeholders
  • Excellent oral/written presentation skills; proficiency in advising internal stakeholders at all levels of the business to achieve strategic objectives
  • Proven ability to translate business objectives into measurable goals and deliver on them
  • Intellectually curious; desire and ability to learn new content and concepts; able to think creatively

Nice To Haves

  • Familiarity with various zoning/rezoning, entitlement, planning, and building codes a plus

Responsibilities

  • Help implement the next phase of EVgo’s real estate strategy for ground leases and property acquisition, in collaboration with the broader fleet sales, business development, account management, and site development teams
  • Source land lease and acquisition opportunities for EV charging hubs nationwide
  • Manage relationships with brokers, developers, due diligence partners, Landlords and Sellers
  • Negotiate terms with Sellers and Landlords, including LOIs, PSAs, and Ground Leases.
  • Coordinate internal efforts for large site acquisition process, including working with the engineering and construction and policy teams on local zoning and permitting matters
  • Present to and secure approvals from EVgo’s Real Estate Committee
  • Collaborate cross-functionally on the site design, construction, and complementary site amenities, to create an appealing charging experience.
  • Coordinate cross-functionally on Asset Management and Property Management
  • Identify revenue generating temporary sublease opportunities
