The Senior Property Manager is accountable for the operational and financial performance of two multi-residential communities (approximately 1,000 suites total) and for delivering a best-in-class resident experience every day. This is a visible, on-site leadership role that partners closely with Leasing and Building Operations to drive occupancy, retention, service levels, and cost predictability across both sites. The portfolio includes 2 buildings (~1,000 suites total) with an on-site work arrangement, Monday to Friday (as required to support operations), covering resident experience, team leadership, financial performance, leasing partnership, vendor, and risk management.

Requirements

  • 6+ years of progressive experience in multi-residential property management, including leadership of an on-site team and accountability for resident experience.
  • Demonstrated experience managing budgets, forecasts, and variance analysis; strong understanding of operating controls (approvals, invoicing, purchasing).
  • Experience managing a large-scale community and/or multi-site portfolio and coordinating multiple internal partners and vendors.
  • Strong knowledge of residential leasing/collections practices and the ability to manage sensitive issues calmly, professionally, and consistently.
  • Proficiency with Yardi (preferred) or similar property management systems and Microsoft Office (Excel, Word, PowerPoint).
  • Excellent communication, organization, and problem-solving skills; able to prioritize effectively in a fast-paced environment.
  • Valid driver’s license and reliable vehicle required (travel between two buildings).
  • French required; English required for communication with some residents/vendors and corporate partners outside Quebec.

Responsibilities

  • Lead, coach, and develop the on-site team; set clear expectations and hold accountability to service and performance standards.
  • Deliver a consistent, best-in-class resident experience through proactive communication, timely resolution, and strong community standards.
  • Manage escalations and resident concerns with sound judgement; ensure prompt follow-up and fair, well-documented outcomes.
  • Build strong internal partnerships with Leasing and Building Operations to align priorities, improve service levels, and support retention.
  • Own annual operating budgets and quarterly forecasts for both communities; analyze variances and execute action plans to improve NOI and cost predictability.
  • Partner on capital planning: contribute to multi-year capital plans, scope development, and project readiness (turnovers, renovations, major repairs).
  • Ensure strong operational controls: approve invoices, work orders, and purchase orders within authority limits; maintain organized, audit-ready records.
  • Ensure compliance with applicable legislation and standards (e.g., Quebec residential tenancy requirements, fire/life safety, CNESST workplace health & safety) and support risk management practices.
  • Support incident response and claims management by documenting events, coordinating contractors and restorations, and escalating risks in a timely manner.
  • Operate both communities in line with GWLRA standards and approved budgets; maintain strong curb appeal, suite readiness, and community standards.
  • Lead Building Operations to ensure preventive maintenance programs, inspections, and vendor services are scheduled and completed.
  • Manage arrears and collections: monitor delinquencies, drive timely follow-up, and coordinate required notices/escalations in accordance with applicable regulations.
  • Support leasing and retention performance: collaborate on traffic-to-lease conversion, move-in readiness, renewals, and resident communications.
  • Monitor market conditions and property performance; recommend actions to optimize occupancy, renewal outcomes, and rental revenue.
  • Manage key vendor relationships and service contracts; ensure quality, safety, and cost control through performance reviews and issue escalation.
  • Prepare concise monthly property reporting (operations, leasing, financials, risks) and participate in portfolio initiatives as required.
