About The Position

The Senior Property Manager is a seasoned leader with extensive experience overseeing a large “A” class portfolio, managing both operational and financial activities. This role is responsible for the comprehensive management of a commercial portfolio, ensuring alignment with ownership goals and objectives. The Senior Property Manager fosters strong relationships with clients, tenants, and vendors while serving as a trusted advisor, delivering strategic solutions to optimize property performance. Strong client relationships are important to you. You enjoy playing a central role in customer care by bringing superior organizational skills, attention to detail, and a positive attitude to everything you do. As a Senior Property Manager, you will be involved in all aspects of managing a commercial and retail portfolio on behalf of our client. Working collaboratively and overseeing a dynamic team, you are comfortable handling operations and financial and administrative activities, managing important relationships with our tenants, property owner and vendors. You’ll have the opportunity to share your innovative ideas to continually add value. You develop and maintain strong relationships with the property owner, tenants, vendors and contractors. You effectively mentor and manage your team. You effectively manage your day and can anticipate challenges and respond accordingly. You work collaboratively on capital projects and all aspects of property operations. You enjoy working in a high paced environment with minimal direction/supervision.

Requirements

  • Minimum 8-10 years related property management experience with commercial properties, including retail, office and industrial.
  • Strong interpersonal skills along with high degree of professionalism and hunger for success
  • Must have experience with CAM Reconciliations and a strong financial/budgeting background.
  • Previous experience with managing a team
  • Understanding of the local market and competitive settings.
  • Continuing involvement with professional organizations such as BOMA, IREM, and ICSC.
  • Excellent client relation skills both with owners and tenants.
  • Independent, self-starter, team player. Excellent organizational, prioritization and communication skills.
  • Able to work under pressure, deal with multiple deadlines, effectively handle stressful situations, deal intuitively with situations, and work with minimal direction/supervision.
  • Able to effectively multi-task and be able to recognize and address important and time-sensitive tasks and matters.
  • Role model, conscientious, reliable, and flexible.
  • Ability to provide mentorship and encourage leadership and growth in others.
  • High degree of professionalism and passion for success.
  • Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook).
  • Exhibit a high level of professionalism and excellent interpersonal skills
  • Ability to meet deadlines without compromising accuracy, excellent product quality and attention to detail.

Responsibilities

  • Supervise portfolio personnel and resources to ensure property is properly maintained and owner objectives met.
  • Responsible for leading and managing staff, including hiring, training, coaching and evaluating performance.
  • Supervise on-site personnel.
  • Assist with supervision of construction management projects as required.
  • Maintain owner relationship and satisfaction through appropriate communication (visual, written and oral).
  • Maintain tenant contacts and satisfaction through appropriate communication (visual, written and oral).
  • Administer and ensure compliance of the terms of all tenant leases (LLW, TI, LOC, etc.).
  • Develop and maintain Tenant Manual.
  • Responsible for annual budget preparation and tenant reconciliations for review and approval by senior management and ownership.
  • Prepare monthly ownership reports, preparing comments for owners and recommended corrective action as necessary.
  • Understand the portfolio's financial performance relative to owner's goals and objectives.
  • Approve purchase orders, invoices and rent up schedules.
  • Oversee collection of rent, payment of expenses and compliance with lease terms.
  • Oversee and participate in the preparation of annual adjustments/reconciliations for portfolio.
  • Prepare and submit annual operating and capital budgets for owner approval, including comments and assumptions for same.
  • Approve payables and establish priorities of payment when necessary.
  • Monitor real estate taxes and assessed valuations to assure proper levels of taxation.
  • Control expense commitments and develop expenditure procedures to adhere to budget guidelines.
  • Develop and maintain building procedures, utilizing building staff as appropriate.
  • Conduct property inspections. Ensure vacant space, including monitoring efforts are in place.
  • Develop and maintain long range plans (rehab/modernization), including maintaining knowledge on competing properties.
  • Preparation of proposals and presentations to clients.
  • Start-up of new management assignments.
