About The Position

Bernstein Management Corporation (BMC) has been a regional leader in real estate management for more than 70 years. Focusing exclusively on the Washington D.C. metropolitan area, the portfolio currently includes 80+ properties representing over 5,800 residential units and 3.4 million square feet of commercial space including office, retail and industrial assets. BMC's team of over 230 industry experts manage the portfolio with a hands-on, vertically integrated approach. As a BMC Senior Property Manager, you are responsible for all phases of apartment building operations and management. You will oversee The Chalfonte and the Argonne in NW DC, approximately 480 units in total. You will carry out specific duties in a timely and cost-effective manner and provide support to senior management to resolve building-related issues.

Requirements

At least three to four years' experience as a Property Manager
At least 3-4 years managing a team
Highschool diploma
Proficient in Microsoft Office
Detail-oriented
Strong analytical and problem-solving skills
Strong time management and organizational skills
Ability to effectively manage a team
Ability to work in a fast-paced, multi-entity environment
Ability to multi-task and follow through
Ability to work under pressure

Continually working to increase income and minimize operational costs to achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue improvement programs
Review monthly financial reports and actual performance to budget monthly
Implement or direct the implementation of all policies and procedures as authorized in the Company policy and procedures manuals. Ensure compliance as necessary
Establish relationships in the real estate industry to benefit the Company and assist with its marketing goals.
Promote a sales culture where everyone at the property level understands that their main role is to lease apartments and retain residents.
Collaborate with Revenue Management team in setting rents and positioning the property. Review weekly, taking into account lease expirations, make-ready costs, etc. in order to minimize turnover costs.
Participate in establishing each property's pricing strategy. Additionally, develop and implement appropriate rent renewal strategies and sales and marketing plans to effectively maximize rental income
Maintain an ongoing, in-depth knowledge of the market, market rents, market trends and demographics to gain a competitive edge.
Schedule company-authorized contractors and vendors to prepare vacant apartments for move-in and monitor all work in progress.
Perform cost analysis and comparison when required.
Ensure vendors' performance is effective, efficient, and safe.
Approve invoices for payment.
Respond to residents' concerns and after-hours issues in a timely, professional, and respectful manner.
Address noise complaints from residents in writing.
Prepare and send resident correspondence using RentCafe.
Encourage resident retention through relationship-building and excellent customer service.
Oversee physical inspections of all areas of the property in order to evaluate the condition relative to health, safety, risk management, asset preservation, customer service, and company standards.
Recommend and assist with executing needed capital improvements.
