Highwoods is seeking a Senior Property Manager to provide strategy and direction to assigned team members on customer engagement and customer experiences, fostering a customer centric culture within the property team. This role is responsible for the financial performance of the assets within the assigned portfolio, including researching, preparing, and implementing annual budgets. The Senior Property Manager will reforecast operating expenses, assist with accruals monthly, and lead, coach, mentor, and professionally develop the department. They will review all invoices, submit them for payment to maximize Highwoods operating income, and maintain contact with customers and owner representatives to ensure solid relationships. This role also involves coordinating improvement projects, managing property records for parking garages, assisting with property acquisitions and dispositions, developing and implementing cost-saving procedures, administering preventative maintenance, and negotiating vendor contracts. Regular property inspections, adherence to company policies, and monitoring daily/weekly work order reports are also key responsibilities. The Senior Property Manager will initiate customer billings, assist with collections, coordinate customer move-ins and move-outs, and ensure optimal functioning of building systems. They will review and explain monthly operating expense variances, assist leasing representatives, review leases, coordinate customer projects, and be available for on-call duties. Distributing annual customer surveys, following up on move-in/move-out punch lists, adhering to OSHA requirements, and minimizing owner insurance costs are also part of the role. Additionally, the Senior Property Manager will assist in the professional development of Property Managers and Assistant Property Managers.
