This role is for a full-time Senior Property Manager to oversee the City Station Neighborhood, a mixed-use development in downtown Troy, NY, which includes student housing, multi-family housing, and commercial assets.

Requirements

  • 10+ years of managerial experience in residential and commercial property management experience.
  • Entrata experience is preferred.
  • College Degree or Applicable Work History.
  • Demonstrates integrity on a personal and professional level.
  • May be exposed to outdoor spaces, service areas, or other environments with variances in air quality, temperature, walking surfaces, and lighting.
  • May be exposed to substances such as paints, cleaning agents, chemicals which may have various odors that may be considered irritants.
  • Frequent body movements include lifting, moving, transferring, bending, stooping, squatting, and reaching.
  • Able to lift, push, pull, and/or carry objects weighing up to 50 pounds, unassisted, with twisting and turning of the torso, and stand or walk for prolonged periods of time.

  • Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred.

Responsibilities

  • Collaborates with the Marketing Department to create Annual and 90-day Marketing + Leasing Plans and is responsible for their successful execution.
  • Coordinates and disseminates timely communication for scheduled events and provides continual sales and leasing training to staff.
  • Makes recommendations to improve marketing and leasing programs, prepares regular market surveys, shops competition, and prepares weekly and monthly reports.
  • Reviews all rental applications and lease forms for accuracy and compliance with resident policy.
  • Prepares the property's annual budget in conjunction with the Regional Manager and Property Accountant, monitors budget performance, and reports variances.
  • Assists Property Accountant with monthly financial accounting, reporting, and variance explanations.
  • Prepares purchase orders and inputs all invoices into Entrata.
  • Reports payroll information to Corporate office / Human Resources and supervises inventory of all equipment and supplies.
  • Oversees site activity and related operations, providing leadership to staff and residents.
  • Works with Regional Manager to maximize NOI and align property operations with Owner’s goals and objectives.
  • Creates and drives new revenue streams to achieve and exceed goals and objectives.
  • Ensures resident retention programming is executed consistently and with high quality to achieve maximum resident satisfaction.
  • Conducts regular, detailed inspections of site’s lease/resident files for accuracy, completeness, and compliance with operating guidelines.
  • Ensures rent collection programs are administered consistently to collect revenue within operating standards.
  • Manages the resident complaint log and seeks assistance from Regional Manager when needed.
  • Manages move-ins and move-outs as site activity requires, ensuring proper communication with all site staff for proactive and cohesive operations.
  • Evaluates maintenance operations at each site to determine cost efficiency of staffing and preventative maintenance programming.
  • Makes regular, detailed inspections of physical plants, reports deficiencies, and ensures corrective action is taken.
  • Audits service requests performed by site staff and performs regular inspections of maintenance work.
  • Implements, reviews, and makes periodic changes to maintenance schedules as necessary.
  • Evaluates and approves decisions for physical repair, replacement, and/or improvements consistent with the capital improvement plan.
  • Maintains knowledge of the current status and conditions of all vacant apartments.
  • Performs regular inspections of common areas, community rooms, hallways, stairwells, elevators, apartments, grounds, building exteriors, and property perimeter.
  • Supervises all vacant apartment make-ready procedures and ensures staff productivity through routine inspections.
  • Directs and/or makes recommendations to the Maintenance Supervisor for physical repairs, replacements, and/or improvements.
  • Directs, approves, and/or makes recommendations for supplies, materials, and equipment and orders when approved.
  • Trains staff members on the Company’s standard operating procedures and policies.
  • Ensures staff training is consistently administered and that staff members are knowledgeable on Company procedures.
  • Coordinates and ensures site staff are trained properly in Entrata.
  • Upholds standards relating to employee training, United’s Pure Safety training, and industry-specific training.
  • Responsible for ensuring staffing levels are aligned with business needs.
  • Supervises on-site personnel and all activities relating to personnel management, including scheduling, time and attendance, payroll, and progressive discipline.
  • Manages employee training and development.
  • Hires and terminates employees in accordance with established guidelines.
  • Conducts formal employee performance evaluations and makes recommendations for promotions and/or salary increases for all site personnel.
  • Actively participates in, follows, and enforces safety and health programs.
  • Resolves questions, approves, and/or recommends necessary expenditures to correct unsafe conditions.
  • Conducts regular shop, warehouse, office, and ground-job site tours, and safety inspections to ensure safe work practices and conditions.
  • Personally performs safety inspections, reviews safety inspection reports, and ensures corrections are made for unsafe conditions.
  • Conducts regular safety meetings with employees to promote safety awareness and compliance.
  • Investigates accidents and assists with completion of accident report forms when required.
  • Ensures specific safety programs are implemented and complied with consistently.
  • Reviews safety-related disciplinary actions with employees.
