About The Position

We are seeking a highly motivated and detail-oriented Senior Property Manager to join our growing team. The Senior Manager of Property Management is a key leadership role responsible for overseeing and directing all aspects of property management operations within a company or organization. This position involves managing a diverse portfolio of properties and ensuring their optimal performance, profitability, and compliance with regulations. The Senior Manager will lead a team of property management professionals, collaborate with various stakeholders, and develop strategic plans to enhance the value of the real estate assets under management.

Requirements

  • Bachelor's or Master's degree in Business Administration, Real Estate Management, Finance, or a related field.
  • Proven experience in property management, with at least 7-10 years of progressive management experience, including experience managing a diverse portfolio of properties.
  • Strong leadership and managerial skills, with the ability to motivate and lead a team effectively.
  • In-depth knowledge of property management practices, real estate laws, and regulations.
  • Financial acumen and experience in budgeting, financial analysis, and reporting.
  • Excellent communication and interpersonal skills, with the ability to interact with tenants, stakeholders, and business partners.
  • Problem-solving and decision-making abilities, with a focus on finding practical and effective solutions.
  • Familiarity with Yardi property management software and tools for efficient operations.
  • Proficient with Microsoft applications (Word, Excel, Outlook, etc.) and Yardi 8.
  • Strong ability to listen to clients’ needs and implement them to their satisfaction.
  • Time management skills, ability to multitask.
  • Team player who is resourceful enough to work independently.
  • Ability to demonstrate strong personal effectiveness skills including integrity, trust, problem solving, decision-making, organizational effectiveness, and result orientation.
  • Completes projects under tight deadlines in a fast-paced environment.
  • Professional integrity and commitment to ethical business practices.

Nice To Haves

  • Professional certifications such as Certified Property Manager (CPM) or Real Property Administrator (RPA) are advantageous.
  • Proficiency in Spanish is a plus.

Responsibilities

  • Oversee a portfolio of properties, which may include residential, commercial, and industrial assets. Develop and execute strategies to maximize occupancy rates, rental income, and property values.
  • Provide strong leadership to the property management team, including property managers, leasing agents, maintenance staff, and administrative personnel. Foster a collaborative and motivated work environment to ensure high-performance levels.
  • Develop and manage property budgets, monitor revenue and expenses, and ensure financial goals are met or exceeded. Analyze financial reports and implement strategies to improve profitability.
  • Oversee tenant relations and customer service initiatives to maintain high tenant satisfaction levels. Address tenant concerns and ensure timely resolution of issues.
  • Review and assist with negotiating lease agreements, ensuring compliance with legal and company requirements. Implement lease renewal and rent increase strategies.
  • Ensure that all properties are well-maintained and meet the required safety and quality standards. Oversee maintenance activities, repair projects, and capital improvements.
  • Stay abreast of local, state, and federal regulations affecting the properties and ensure compliance with building codes, fair housing laws, and other relevant regulations.
  • Manage relationships with external service providers, contractors, and suppliers. Negotiate contracts and service agreements to optimize cost and service quality.
  • Develop and implement strategies to enhance the value of the properties, such as renovation projects, energy-efficient upgrades, and technology integration.
  • Prepare regular performance reports for senior management and stakeholders, including financial metrics, occupancy rates, and property market trends. Use data analysis to identify opportunities for improvement and operational efficiencies.
  • Identify and mitigate potential risks related to property management, including insurance coverage, emergency planning, and safety protocols.
