This role typically reports into an Operations Manager or Division Manager and is the primary company representative responsible for the overall direction, completion, and financial outcome of a construction project. The Senior Project Manager will direct and supervise the entire project team, ensuring projects are completed with quality, profitability, safety, and timeliness, while maintaining a relentless focus on customer needs and expectations. This role may involve responsibility for more than one project.

Requirements

  • BS in Construction Management, Engineering, or related field plus 5-8 years of experience in leadership positions on projects of various sizes preferred, or a minimum of 6 years of field experience in leading construction projects of various sizes.
  • 1-2 years in preconstruction preferred.
  • Demonstrates proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., CMIC, Egnyte, Fieldwire, Word, Excel, Office, Outlook).
  • Demonstrates solid presentation skills and verbal/written skills.

Responsibilities

  • Creates and manages project's budget and helps coordinate the development of GMP's or Lump Sum proposals.
  • Understands and manages the requirements of the owner's contract, including bonds, fees, notifications, schedules, reporting, and costs.
  • Develops and completes monthly Projected Final Cost Reports (CMIC) on time.
  • Manages project risk, ensuring compliance with contracts, insurance, NOC, NTC, and Pre-Qualification of Subcontractors according to the CDCC Way.
  • Collaborates with Preconstruction to prepare, review, and monitor project budget information, including General Conditions and contingencies.
  • Takes ownership of the quality of budget estimates and deliverables to the client.
  • Manages the subcontracting process, including scope review meetings, finalizing prices, developing subcontract scopes of work, and managing distribution and execution.
  • Coordinates and conducts Project Start-Up meetings for a smooth hand-off from Pre-Construction.
  • Collaborates with Ops Manager or DM, superintendent, subcontractors, and suppliers to create a comprehensive construction schedule.
  • Develops a responsibilities matrix and manages project resources (people, tools, equipment, materials, services).
  • Reviews contract documents with all project participants to ensure timely and within-budget completion.
  • Coordinates subcontractor and supplier requirements to meet project schedules.
  • Responsible for daily project administration and operations, potentially for multiple projects.
  • Holds weekly team meetings to align expectations and understanding of needs.
  • Prepares and maintains the project schedule, milestone dates, and close-out checklist, assigning responsibilities and follow-up plans.
  • Ensures and attends proper periodic jobsite meetings (morning, planning, progress, close-out), sometimes leading them and documenting minutes.
  • Compares jobsite progress to schedule, actual versus estimated costs, checks compliance with plans and specifications, reviews problems, and verifies work quality.
  • Analyzes subcontractor change proposals for accuracy, delay impact, and scope, coordinating with Ops Manager or DM as needed.
  • Manages the project closeout process to settle financial obligations, demobilize resources, and transition the project to the customer.
  • Helps the team manage project safety.
  • Establishes relationships and communication tools with suppliers and key personnel to ensure timely acquisition of materials, supplies, tools, equipment, and personnel.
  • Ensures all team members understand performance standards and expectations.
  • Ensures project site and company assets are secure and maintains a safe and respectful working environment through safety and loss prevention programs, risk management, training, and quality control.
  • Builds effective relationships with customers, design teams, subcontractors, suppliers, and user groups that reflect company core values and exceed customer expectations.
  • Actively participates in industry, client, and community relations to enhance company image.
