About The Position

LF Driscoll, part of the STO Building Group, is seeking a Senior Project Manager for a Data Center project in Butler Township, PA. This role is responsible for the overall management and success of multiple construction projects, ensuring they meet quality, client satisfaction, and profitability goals. The Senior Project Manager will manage all assigned staff, foster strong relationships with project owners, tenants, and professional groups, and oversee the accurate and timely completion of all project-related administrative tasks.

Requirements

  • Bachelor’s in construction-related degree or equivalent work experience is preferred
  • 10-15 years of general contractor project management experience.
  • Well-developed communications, decision making, financial analysis, interpersonal, organizational and team work skills are required.
  • Strong ability to build and maintain excellent working relationships with clients and architects is required.

Responsibilities

  • Monitors all project activity including schedules, spending and related items to ensure timely and quality completion of assigned construction projects.
  • Prepares, completes or reviews all project reports to ensure accuracy, providing project status, financial reports, and schedules in accordance with company guidelines.
  • Facilitates weekly project status meetings with owners, owner's reps, vendors, subcontractors, and others connected to the project, preparing and distributing meeting minutes.
  • Conducts internal staff meetings to disseminate company and project information, ensuring staff are informed of policies and expectations regarding safety and regulations.
  • Performs final review of construction on projects, including bid documents, bid procedures, vendor and subcontractor qualifications, final estimates, and labor/material takeoffs.
  • Notifies subcontractors of bid approval and awards jobs, also notifying unsuccessful subcontractors with appropriate reasoning.
  • Procures all materials for the project in accordance with established procurement policies and procedures.
  • Reviews subcontractor and vendor invoices throughout the project lifecycle and approves for payment or negotiates changes.
  • Follows up with the client as needed to ensure timely payment of fees and other payments to STI, providing timely and accurate information to accounting for invoice preparation.
  • Prepares and submits change orders for approval by the client and Director of Operations, and submits invoices to accounting for final billing.
  • Ensures subcontractors are notified of all change order documentation.
  • Prepares all project close-out documentation, including submittal of warranty information, affidavits, record drawings, final retainage payments, releases, and accounting documents.
  • Ensures final payments are received from clients and appropriate invoices are paid to subcontractors.
  • Establishes and maintains effective working relationships with architects, engineers, other vendors, clients, building representatives, subcontractors, and others on the project team.
