About The Position

Full-time Senior Project Manager based in Fort Lauderdale, Florida. The purpose of this position is to lead large-scale tenant improvement and ground-up projects in all capacities for clients, with direct accountability for project delivery. Requirements

  • Strong organizational and time management skills with the ability to prioritize tasks.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office, Autodesk, and Bluebeam.
  • Ability to handle confidential information with discretion.
  • A proactive approach to problem-solving with strong decision-making skills.
  • Project management or related-field experience.
  • Experience with all phases of the development process.
  • Bachelor’s degree in architecture, engineering, construction management, or related field.

Nice To Haves

  • Master’s degree in architecture, engineering, construction management, or related field.
  • Project Management Professional (PMP) and LEED AP.
  • Fluency in the Spanish language.

Responsibilities

  • Manage the due diligence phase, including master and capital planning, reviewing lease requirements, confirming utility availability, and conducting building and site investigations (e.g., asbestos, topographical, environmental surveys).
  • Oversee programming, defining functional and spatial requirements, setting design and sustainability goals, managing budgets and schedules, and obtaining preliminary sustainability certifications (LEED, WELL, Green Globes).
  • Manage consultant selection and management, including preparing RFPs, interviewing, negotiating, and administering contracts for various design professionals and consultants.
  • Oversee government approvals, including site plan, plat, zoning, land use, water and sewer agreements, environmental resource management, SFWMD, FDOT, Public Works, and permit approvals.
  • Manage the procurement and installation of Furniture, Fixtures, and Equipment (FF&E), including proposal requests, negotiations, and delivery.
  • Select and manage the General Contractor through methodologies like Guaranteed Maximum Price (GMP) or Lump Sum contracts, including contract negotiation.
  • Administer the construction process, manage schedules, process RFIs, conduct quality control, manage change orders, and review payment applications.
  • Focus on achieving sustainability certifications (LEED, WELL, Green Globes) set as objectives in the programming phase.
  • Coordinate move management logistics for transitioning to a new facility.
  • Finalize the project through closeout activities, including punch lists, equipment training, operations manuals, and coordinating warranties and guarantees.
