About The Position

Reporting to the Soho Farmhouse New York Project Director, the individual will assume responsibility for the successful day-to-day project management and execution of Soho Farmhouse New York in the Hudson Valley, targeted to open by Q2 2028. The role will offer full project lifecycle experience, working with an established in-house development team on the delivery of a large-scale land- and multi-building hotel resort development. The Senior Project Manager will lead and coordinate across in-house design and development team(s) as well as the wider project consultant team(s) and other project stakeholders, to ensure the project is delivered to the agreed programme, budget and quality standards. The role will be the direct relationship-holder with all appointed general contractors, specialty trades and is structured as the technical and construction execution-oriented “#2” to the Project Director, is site-based and is directly accountable for implementing the project as designed and engineered. The individual can rely on support from an experienced development team, but is expected to be a self-starter, motivated and capable of working autonomously. The role will offer an exceptional opportunity to develop a well-rounded skill set encompassing planning, design, procurement, construction and handover / operation phases. This role requires a clear communicator, conveying design and construction standards and requirements, providing thoughtful and expert-led decision making to reduce design mistakes/flaws, saving time and money. A collaborative partnership with key Design and Operations directors is essential, responsible for implementing forward-looking, future-proofing design and operational decisions considering the 5- and 10-year horizons of project life. Proactive and inclusive communication across the core design and development team is paramount, being solutions-oriented and consensus-minded, driving critical decision-making amongst stakeholders. This includes proactive monitoring and reporting of known or anticipated risks/opportunities, encouraging collaborative problem-solving and opportunity-optimization.

Requirements

  • 8+ years experience in a Construction Manager, Project Manager, Development Manager or similar type role leading large-scale redevelopments for a major construction or development company
  • Proven track record of 5+ successfully executed, Tri-State area-based construction and/or re-development projects, including extensive Shell & Core, high-end residential / hospitality Fitout experience
  • Historic renovation experience is a must
  • Intimate understanding of New York State building codes
  • Extensive experience in negotiating multi-trade construction packages and maintains existing relationships with wider GC / trade network in Tri-State area
  • Experience working in a global hospitality, lifestyle or luxury brand environment
  • Strong understanding of legal, financial, and design aspects of hospitality development
  • Exceptional leadership, negotiation, and stakeholder management skills
  • Experience with project management tools and enterprise reporting systems
  • Ability to travel within the United States and 2-4 times per year internationally
  • Masters Degree in Construction Management, Real Estate Development, Architecture, Business Administration, Engineering or related field

Responsibilities

  • Manage the General Contractor and trade subcontractors on site through pre-construction, construction, commissioning and closeout.
  • Serve as the primary day-to-day point of contact for the General Contractor and trade subcontractors on site.
  • Coordinate administrative requirements with subcontractors and vendors, establishing and maintaining working relationships throughout construction.
  • Oversee day-to-day site activity in coordination with the Superintendent, ensuring work is executed safely, on schedule, and to spec.
  • Monitor jobsite safety compliance across all contractors, subcontractors, and vendors, including verifying appropriate training and site clearance.
  • Identify, escalate, and resolve field issues, disputes, construction problems, and project risk as they arise on site to prevent potential delays.
  • Lead weekly site progress and coordination meetings with the GC, trade contractors, and design/consultant team.
  • Coordinate material and equipment procurement and delivery timelines to keep installations on schedule.
  • Ensure the General Contractor and subcontractors perform in line with their contract documents and project drawings.
  • Prepare and issue RFPs and bid packages for trade and vendor scopes.
  • Compare contractor and subcontractor bids and proposals, and lead buyout negotiations through to awarded trade and vendor contracts.
  • Prepare, negotiate, and process Letters of Intent and contract agreements with awarded subcontractors and vendors.
  • Review and respond to submittents, RFIs, and shop drawings, coordinating input between the design team, consultants, and the field.
  • Develop and maintain the project's master construction schedule, including rolling 4-week look-aheads, and communicate schedule changes to affected parties.
  • Prepare, track, and process change order proposals for owner review and approval.
  • Review and verify contractor and subcontractor payment applications (AIAs) for accuracy before approval.
  • Monitor the construction project budget, tracking costs against approved budget and reporting variations.
  • Track punch list items through to completion and compile closeout documentation ahead of handover to operations.
  • Oversee delivery and handover of projects by a fit-out contractor (or the main contractor) to the operations team ensuring all quality control and snagging is fulfilled.
