About The Position

Project Management Advisors, Inc. (PMA) is a national real estate advisory firm providing consulting services as the owner's representative. They are hiring a Senior Project Manager for their San Francisco office to work on Life Science projects. The role involves acting as the primary interface with clients and leading project teams through the strategic real estate planning, design, and construction phases. PMA emphasizes career growth, mentorship, training, and collaboration, working with clients to deliver complex real estate projects nationwide. The company has merged with Brailsford & Dunlavey as of December 2025.

Requirements

  • 8+ years of experience in the real estate design and construction industry, including Life Sciences and/or Mission Critical projects, with deep expertise in MEP systems coordination, integration, and delivery.
  • Bachelor's degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance, or a related field.
  • Experience as an Owner’s Representative or Project Manager representing the fiduciary interests of the real estate developer or investor.
  • Experience demonstrating prior involvement and leadership with master planning, budgeting, schematic design, design development, and construction documents phases, and construction/transition planning to build/project activation.
  • Develop and maintain long-term relationships with clients and other construction-related and business professionals.
  • Demonstrate knowledge and understanding of project controls, project management, construction documentation, and sequencing.
  • Exhibit working knowledge of alternate materials/methods; construction costs, value-engineering techniques, and Building/Occupancy laws and lease requirements.
  • Demonstrate skills in managing multiple concurrent projects successfully; meet or exceed client expectations and timelines.
  • Possess excellent time management, communication, organization, and personal effectiveness skills, as well as technical computer skills, including proficiency with Microsoft Office (including Word, Excel, and Project) and web-based project management tools.

Nice To Haves

  • Proficiency in AutoCAD is desired, but not required.

Responsibilities

  • Develop and complete project-specific tasks to meet or exceed client expectations and fulfill contractual obligations.
  • Review qualitative program aspects with the owner and verify program conformance with project goals.
  • Serve as liaison between client and design and construction professionals.
  • Initiate and manage the procurement of design, construction, and consultant services.
  • Draft, review, communicate, negotiate, and enforce contractual documents for design, construction, and consultant professionals.
  • Develop and monitor project budget and schedule, including updating and maintaining web-based project controls.
  • Provide analysis of budgets and schedules and their effect on the financial objectives of the project.
  • Manage the design, engineering, and construction team in planning and analysis of conceptual design and preconstruction activities.
  • Oversee and review the development of architectural and engineering construction drawings and bid documents.
  • Establish, direct, and/or document project meetings.
  • Meet with clients, city officials, architects, engineers, contractors, and consultants to present project status and anticipate issues.
  • Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes.
  • Coordinate and review value engineering alternatives with the owner.
  • Determine requirements and facilitate procurement of peer reviews and specialty consultants.
  • Coordinate and direct internal resources (Assistant Project Managers, etc.) as required.
  • Oversee the architect in their review of contractor and vendor onsite activities to verify contractual compliance with design specifications, schedules, and workmanship standards.
  • Authorize the issuance of contracts, purchase orders; develop and process scheduled progress draw packages for payment.
  • Observe and report on the construction process and construction-related issues.
  • Manage the project closeout process to a successful completion.
  • Proactively seek out and represent PMA in networking and business development opportunities; assist senior management in project proposals and subsequent interviews.
