About The Position

Full-time Senior Project Manager based in Fort Lauderdale, Florida. The purpose of this position is to lead large-scale tenant improvement and ground-up projects in all capacities for clients, with direct accountability for project delivery. Founded in 1990, Sharpe Project Developments is a full-service Owner Representative based in South Florida. Requirements

  • Bachelor’s degree in architecture, engineering, construction management, or related field.

Responsibilities

  • Due Diligence: Comprehensive planning and assessment including master and capital planning, reviewing lease requirements, confirming utility availability, and conducting thorough building and site investigations (asbestos, topographical, environmental studies).
  • Master Planning: Create a long-term development plan based on Owner’s requirements, goals, and the state of current facilities.
  • Capital Planning: Manage the capital planning process, ensuring alignment with strategic goals and effective allocation of financial resources.
  • Lease Requirements: Review Lease Agreements and relevant Exhibits to understand Landlord and Tenant requirements.
  • Existing Conditions: Visit facilities to understand existing conditions and deficiencies, reviewing building plans if under construction.
  • Utility Confirmation: Confirm availability of Power, Gas, Phone, and Data.
  • Building Vendors: Review and understand approved building vendors.
  • Landlord Requirements: Review and understand building work rules and requirements.
  • Building Investigation: Manage BDA, Interior, and Asbestos surveys.
  • Test Fits: Manage Design Professionals to complete necessary test-fits and space plans.
  • Site Investigation: Manage site investigation, existing entitlements, fees, and prepare an Existing Conditions Report for various studies (Boundary, Topographical, Tree, Easement, Geotechnical, Environmental, Zoning, Traffic, Land Use, Asbestos, Plat, Well Field).
  • Programming: Define functional and spatial requirements, set design and sustainability goals, manage budgets and schedules, and obtain preliminary sustainability certifications (LEED, WELL, Green Globes).
  • Space Allocations: Facilitate definition of space allocations and adjacencies.
  • Design Programming: Establish design aesthetic, facilities use, equipment, energy, growth, budget, and timeline goals with Owner and Design Professional(s).
  • Sustainability Management: Prepare preliminary review of LEED, WELL, and Green Globes checklists to establish certification goals.
  • Budget Management: Prepare and maintain a Development Budget.
  • Schedule Management: Prepare, maintain, and update a Development Schedule monthly.
  • Consultant Selection and Management: Prepare and issue RFPs for consultants and design professionals, interview, negotiate, and manage contracts.
  • RFP Preparation: Prepare RFPs for Architect, Structural Engineer, MEP Engineer, Acoustical Consultant, Lighting Consultant, LEED Consultant, WELL Consultant, Audio & Visual Consultant, Telephone & Data Consultant, Kitchen Consultant, BDA Consultant, Civil Engineer, Landscape Architect, Land Use Attorney, Lobbyist, Permit Expeditor, Private Provider, Testing & Inspections Consultant.
  • Interviews: Interview, negotiate, and administer contracts.
  • Contract Administration: Review and recommend payment for consultant invoices.
  • Design Review: Review design document progress at each phase.
  • Preconstruction Services: Work with General Contractor to confirm construction documents align with conditions and budget.
  • Value Engineering: Manage design changes and value engineering.
  • Government Approvals: Manage acquisition of governmental approvals including Site Plan, Plat, Zoning, Land Use, Water and Sewer Agreement, Environmental Resources Management, SFWMD, FDOT, Public Works, and Permit approvals.
  • Utility Coordination: Manage on-site and off-site coordination of utility companies.
  • Access Agreements: Assist Owner in negotiating easement and access agreements.
  • Furniture, Fixtures, and Equipment (FF&E): Manage procurement for furniture, telephone, cabling, security, audio, and visual equipment, including proposal requests, negotiations, and installations.
  • Contractor Selection: Select a general contractor using GMP or Lump Sum methodologies, followed by contract negotiation.
  • Guaranteed Maximum Price (GMP): Prepare recommendation for GMP contract selection, including RFQ/RFP preparation, subcontractor review, and comparison.
  • Lump Sum: Prepare recommendation for Lump Sum contract selection, including RFQ/RFP preparation and award recommendation.
  • Contract Negotiation: Negotiate AIA agreement terms with Owner and legal counsel.
  • Construction Management: Oversee construction phase, including administration, schedule management, RFI processing, and quality control.
  • Construction Administration: Ensure Owner and General Contractor agreement is met.
  • Construction Schedule Review: Review General Contractor's construction schedule monthly.
  • Request For Information (RFI) Processing: Facilitate Design Professional's review of RFIs.
  • Shop Drawings: Facilitate Design Professional's review of shop drawing logs.
  • Change Order Management: Negotiate change orders and provide recommendations.
  • Site Monitoring: Coordinate site work to maintain or accelerate project milestones.
  • Quality Control: Conduct job site visits to ensure design requirements meet quality standards.
  • Direct Purchase Orders (DPOs): Track and manage DPOs.
  • Payment Application Review: Review General Contractor's payment applications and provide recommendations.
  • Progress Reporting: Provide progress reports for OAC meetings.
  • Sustainability Management: Achieve sustainability certifications set in programming phase (LEED, WELL, Green Globes).
  • LEED Management: Work with consultants to achieve LEED certification.
  • WELL Management: Work with consultants to achieve WELL certification.
  • Green Globes Management: Work with consultants to achieve Green Globes certification.
  • Move Management: Coordinate logistics for moving to a new facility, including establishing a Move Plan, requesting proposals, negotiating terms, and managing pre-move, move, and post-move activities.
  • Closeout: Finalize project aspects including punch lists, equipment training, operations manuals, walk-throughs, and warranties/guarantees.
