About The Position

The Project Manager is responsible for leading assigned ground-up residential projects from pre-construction through close-out, utilizing strong technical, communication, and organizational skills. As Flower’s pipeline grows to include larger and more complex builds, the Project Manager provides the stewardship these projects demand – managing the Project Team, Design Team, Subcontractors, and Suppliers to deliver each project on schedule, on budget, and to Flower’s standards of quality. This is a senior, technically minded role with an immediate start.

Requirements

  • 10–15 years of project management experience in high-end residential or comparable ground-up construction.
  • Proven track record delivering technically complex ground-up projects on time and on budget.
  • Minimum of a 4-year college degree, preferably in Construction Management, Engineering, or Architecture.
  • Technical skills to include Microsoft Project, Microsoft Excel, and Procore.
  • Working knowledge of residential systems, finishes, and the quality benchmarks expected in luxury work.

Nice To Haves

  • AutoCAD and On-Screen Takeoff a plus.
  • Familiarity with the Greenwich and Westchester markets and NY/CT permitting and inspection processes a plus.

Responsibilities

  • Lead assigned ground-up residential projects from pre-construction through close-out, owning schedule, budget, and quality.
  • Serve as the primary point of contact for clients, architects, interior designers, and consultants throughout the project.
  • Manage subcontractor buy-out, contracts, and scope, and coordinate procurement of long-lead items.
  • Own the project budget, including job cost tracking, forecasting, change order management, and profitability.
  • Direct Assistant Project Managers, Project Coordinators, and site supervision on assigned projects.
  • Review and oversee RFIs, submittments, and shop drawings to keep the project on track.
  • Chair owner-architect-contractor and job site meetings and drive accountability across the project team.
  • Maintain project schedules and proactively resolve conflicts before they affect delivery.
  • Enforce Flower’s technical and finish quality standards at every phase of the build.
  • Coordinate with estimating and accounting on client billing, draws, and cost reporting.
  • Manage safety, permitting, and municipal compliance across the CT and NY jurisdictions.
