Senior Project Manager Facility Delivery

Level One Personnel•Beltsville, MD
•$130,000 - $150,000•Onsite

About The Position

Take ownership of a facility retrofit from design decisions through customer handover. The Senior Project Manager is the lead representative at an assigned site and works closely with engineering and construction partners to deliver infrastructure for liquid-cooled AI deployments. Two project managers are being hired, with one dedicated to each site. The program includes two facility retrofit projects supporting NVIDIA GB300 NVL72 and Vera Rubin deployments. The role provides an independent voice in readiness decisions, access to specialist test resources, and influence from early design through operational handover. The position requires substantive on-site presence at assigned Maryland facilities and travel between sites. Planned off-hours participation may be needed during commissioning or live-system interventions, with coordinated backup coverage. Direct owner coordination is within the role; requirements are enforced through the contracted prime. The project manager may recommend payment and change dispositions and authorize only matters expressly delegated. Operations controls live-system interventions, Engineering controls technical acceptability, and Commissioning controls test evidence.

Requirements

  • Eight or more years managing MEP-intensive critical-facility projects, including accountable project delivery and operating-site retrofit experience.
  • Proven ability to assess critical-path schedules, commercial changes, progress claims, and forecast costs.
  • Practical understanding of power, cooling, controls, construction logistics, and commissioning interfaces.
  • Construction- or engineering-related degree, or equivalent relevant project management experience.

Responsibilities

  • Validate and maintain the site scope, customer interface register, milestone plan, critical path, look-ahead schedule, and risk register.
  • Review the prime’s staffing, sequencing, progress, and recovery plans; verify physical progress rather than relying on reported percent complete.
  • Run daily site coordination and weekly contractor reviews; route contractual instructions through the prime and record decisions.
  • Coordinate live-site boundaries, equipment protection, dust and water controls, access, rigging, and outage requests with Operations.
  • Track RFIs, submittals, and design releases; obtain Engineering Director decisions before implementing technical deviations.
  • Maintain commitments, the change log, and forecast at completion; substantiate payment applications and change requests for authorized approval.
  • Coordinate long-lead deliveries, installation readiness, QA hold points, commissioning prerequisites, and owner witness coverage.
  • Lead punch-list closure and closeout collection; verify contractor training, as-built records, and warranty deliverables before handover.
  • During the first 30 days, validate scope boundaries, site conditions, the contractor baseline, and the active-service protection plan.
  • By day 60, operate an accurate forecast, change register, design action log, and achievable look-ahead schedule.
  • By day 90, demonstrate predictable field coordination and documented readiness for planned installation and test milestones.
