Requirements

  • Bachelor’s degree in Construction Management or related field, or 15 years of equivalent relevant experience.
  • 10+ years of Project Management experience in multi-family residential and/or commercial construction.
  • Previously managed projects of $8M - $15M in magnitude in multi-family residential and/or commercial construction.
  • 5+ years of LIHTC experience.
  • 5+ years of Preconstruction experience.
  • Procore experience or construction management software experience for electronic communication with subcontractors and vendors.
  • Able to produce construction schedules, CPM schedules, and budgets.
  • OSHA 30 or OSHA 10 Certified.
  • Project Management Certified.
  • Valid driver license, current automobile insurance, and reliable personal vehicle.
  • Frequent local travel required in Cuyahoga County, Lorain County, and Medina County, and occasional driving within a 3-hour drive of Greater Cleveland.

  • Experience overseeing multiple projects simultaneously.
  • Ability to oversee and manage multiple fast-tracked projects (12-14 month timeline).
  • Ability to oversee phased construction and coordinate and interface with development and property management for both new construction and substantial rehabilitation projects, including relocation of residents during phased construction.
  • Skilled in new construction, rehabilitation, and renovation.
  • Able to develop schedules, RFPs, GC Contracts, and General Conditions.
  • Responsible for tracking and managing construction budgets, change orders, field directives, RFIs, Submittits, schedules, O&M information, warranty, and project closeout.

Responsibilities

  • Overseeing multiple construction projects, including new builds, substantial rehabilitations, and renovations.
  • Managing projects from the financing grant period through design, construction, and warranty phases.
  • Working closely with architects, engineers, and general contractors to ensure effective project execution within established budgets and schedules.
  • Performing pre-construction planning, contract buyouts, RFQ and RFP submissions.
  • Tracking key project elements such as change orders, RFIs, submittals, and safety compliance.
  • Coordinating with property management and ensuring resident relocations are managed efficiently during phased construction.
  • Communicating effectively with internal teams, external stakeholders, and safety and quality control managers.
  • Building budgets and schedules during the financing grant application period.
  • Submitting RFQs and RFPs to obtain accurate estimates and detailed schedules.
  • Performing contract buyouts for each project.
  • Ensuring safety plans are adhered to on all projects.
  • Coordinating and cooperating with Safety and Quality Control Managers on all projects.
  • Overseeing projects from the financing grant period to design and construction through the warranty period.
  • Actively managing team members to ensure effective progress.
  • Regularly communicating with the Vice President of Construction, owners, and any necessary parties.
