About The Position

We are seeking an experienced Pre-Construction Project Manager to lead estimating, budgeting, planning, and preconstruction activities for commercial construction projects throughout the Kansas City metro area. This role will manage projects from initial pursuit through preconstruction and turnover to the operations team. The ideal candidate brings strong commercial estimating experience, a solid understanding of multiple project delivery methods, and the ability to collaborate effectively with clients, design teams, subcontractors, and internal operations teams.

Requirements

• 5+ years of preconstruction experience required.
• Experience with design-build, CMAR, negotiated, select bid, and hard bid delivery methods.
• Ability to interpret construction drawings, specifications, and contract documents.
• Experience preparing bid packages and evaluating subcontractor and vendor proposals.
• Strong understanding of constructability reviews, value engineering, procurement, and project planning.
• Excellent organizational, communication, and relationship-building skills.
• Ability to manage multiple projects, priorities, and deadlines simultaneously.
• Must be based in or able to reliably commute to Lenexa, KS / the Kansas City metro area.

Nice To Haves

• 10+ years of commercial construction experience preferred.
• Strong background in commercial estimating, budgeting, cost planning, and project pricing.

Responsibilities

• Lead preconstruction activities from initial project pursuit through turnover to operations.
• Develop conceptual estimates, detailed budgets, cost analyses, and pricing strategies.
• Review drawings, specifications, and construction documents for scope completeness and accuracy.
• Coordinate with owners, architects, engineers, subcontractors, vendors, and internal project teams.
• Support projects using design-build, CMAR, negotiated, select bid, and hard bid delivery methods.
• Perform constructability reviews and identify value engineering opportunities.
• Develop bid packages, solicit subcontractor and vendor pricing, and evaluate proposals.
• Identify scope gaps, cost risks, scheduling concerns, and constructability challenges early in the planning process.
• Assist with procurement strategies, project phasing, scheduling, and site logistics.
• Partner with project management and field operations to ensure a seamless transition from preconstruction into construction.
• Build and maintain strong relationships with clients, consultants, subcontractors, and other project stakeholders.
• Contribute to the continued improvement of preconstruction processes, procedures, and best practices.
