About The Position

We are seeking an experienced Senior Preconstruction Manager to lead estimating, budgeting, planning, and preconstruction efforts for commercial construction projects throughout the Kansas City metro area. This position will oversee projects from initial pursuit and conceptual planning through final pricing and turnover to the operations team. The ideal candidate has extensive commercial construction experience, a strong background in estimating and cost management, and the ability to collaborate effectively with owners, design teams, subcontractors, vendors, and internal project teams.

Requirements

  • 5+ years of preconstruction experience required.
  • Strong experience with commercial estimating, budgeting, cost planning, and project pricing.
  • Experience with design-build, CMAR, negotiated, select bid, and hard bid project delivery.
  • Strong ability to read and interpret construction drawings, specifications, and contract documents.
  • Experience developing bid packages, soliciting bids, and evaluating subcontractor and vendor proposals.
  • Solid understanding of constructability, value engineering, procurement, scheduling, and project planning.
  • Strong communication, organization, negotiation, and relationship-management skills.
  • Ability to manage multiple projects, deadlines, and competing priorities simultaneously.
  • Must be based in or able to reliably commute to Lenexa, KS / the Kansas City metro area.

  • 10+ years of commercial construction experience preferred.

Responsibilities

  • Lead all phases of preconstruction, from initial project pursuit through turnover to project management and field operations.
  • Prepare conceptual estimates, detailed budgets, cost models, and project pricing strategies.
  • Review drawings, specifications, and construction documents to ensure scope completeness and identify potential cost or constructability concerns.
  • Coordinate preconstruction efforts with owners, architects, engineers, consultants, subcontractors, vendors, and internal teams.
  • Manage projects utilizing design-build, CMAR, negotiated, select bid, and hard bid delivery methods.
  • Conduct constructability reviews and identify value engineering opportunities that improve cost, schedule, and project execution.
  • Develop bid packages, solicit subcontractor and vendor pricing, level bids, and evaluate proposals.
  • Identify scope gaps, cost exposure, scheduling concerns, procurement risks, and constructability challenges early in the planning process.
  • Support procurement strategies, project phasing, preliminary scheduling, and site logistics planning.
  • Partner closely with project management and field operations to ensure a smooth transition from preconstruction into construction.
  • Build and maintain strong relationships with clients, design partners, subcontractors, and other project stakeholders.
  • Help improve preconstruction processes, estimating standards, procedures, and best practices across the organization.
