Reporting to the Director of Residential Real Estate, the Regional Operations Manager, Residential will be responsible for the overall coordination of Building Operations staff and their assigned property or properties. They will lead the day-to-day operations while working closely with Centralized Operations and the Property Managers to ensure the efficient delivery of all property operational programs and ensure that the integrity of the asset(s) is maintained.

Requirements

  • 10 years’ combined office, commercial, and residential real estate property management experience.
  • Graduate from a post-secondary institution, or equivalent experience and industry-related designations, including BES certificate, SMT, SMA, FMA, RPA etc., obtained through BOMI International or other recognized institutions.
  • Knowledge and experience in working with office, commercial and residential building mechanical systems including boilers, chillers, cooling towers, rooftop units, refrigeration, pumps, fans, motors, elevators, escalators, air conditioning controls, emergency generators etc.
  • Knowledge and experience in working with office, commercial and residential building electrical systems including high voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, telecommunications systems etc.
  • Knowledge and experience in working with office, commercial and residential building plumbing systems including domestic hot and cold water systems, heating and hot water tanks, waste systems, all piping heating, chilled water, sprinkler risers, sprinkler distribution, washroom facilities etc.
  • Familiar with local codes, tenancy acts and industry related regulations.
  • Ability to communicate effectively and professionally, both oral and written.
  • Superior ability to develop and sustain cooperative working relationships with senior management, co-workers, contractors, office, commercial, and residential tenants, and the public.
  • Ability to allocate one’s time effectively, work under pressure and manage tight deadlines.
  • Valid Class G driver’s license with clean driver’s abstract required; intermittent travel within region is required.
  • Good working knowledge of Microsoft Word and Excel.

Responsibilities

  • Manage a team of Building Operators for the assigned regions
  • Oversee people-oriented activities including but not limited to employee engagement, development and performance management, hiring and retention, and compensation recommendations
  • Provide general support to Property Managers, and Building Operators
  • Ensure work is performed in accordance with all internal and external requirements
  • Assist with property-level tendering
  • Maintains current awareness and knowledge of all applicable regulations and requirements
  • Approve overtime, schedule backup coverage, vacation management, create/maintain on-call schedule, and manage on-call centre script and database
  • Assist with onboarding and offboarding of properties across the portfolio
  • Identify, support and implement building system replacements and upgrades
  • Review drawings for TFU’s and Landlords Work
  • Manage the field operational transition for new buildings coming under management
  • Commission/optimization of new building or retrofitted mechanical systems
  • Investigate and resolve operational issues
  • Achieve greater efficiencies through factors including but not limited to effective resource utilization and labor loading, work order and callback issues review, and developing and implementing corrective solutions
  • Assists in the management of the operational budgets with a focus on cost control (burden costs) and weekly work order expenditures
  • Collaborate with relevant stakeholders to review, develop, refine, and implement processes and standard operating procedures
  • Recommend and implement technologies to achieve greater efficiencies and productivity
  • Maintain current awareness and ensure compliance with all applicable regulations and requirements
  • Other duties as required
