About The Position

Austin Commercial is seeking a Senior MEP Superintendent for a $1 Billion Healthcare Project in Fort Worth, TX. Austin Commercial is a leading construction firm and is 100% employee-owned, fostering a commitment to safety, service, and integrity. This role involves overseeing mechanical, electrical, and plumbing (MEP) aspects of large-scale construction projects, ensuring constructability, compliance with codes, and high-quality workmanship. The Senior MEP Superintendent will act as a technical resource, coordinate with owners, architects, and subcontractors, and manage daily and weekly craft activities.

Requirements

10+ years of commercial construction field experience, including direct supervisory and MEP experience
Proficient with reading plans and specs
Ability to build and manage high performing teams
Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)

Responsibilities

Evaluate the complexity of mechanical/electrical design and estimate construction costs and maintenance.
Ensure the constructability of the design and compatibility with local building codes.
Determine project scope, materials, and manpower requirements for each construction phase.
Serve as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems and potential difficulties.
Attend weekly meetings with owners, architects, and subcontractors to outline work, discuss phasing, scheduling, and quality issues.
Hold separate meetings with mechanical/electrical contractors as necessary.
Ensure timely submission and completeness of all mechanical/electrical shop drawings.
Examine shop drawings for completeness and coordinate them between subcontractors to reduce design errors.
Check mechanical and plumbing shop drawings for P.PE routes, toilet room dimensions, and underground piping installation.
Inspect solder connections, flanges, and ensure heavy pipe and mechanical equipment are in place before walls are poured.
Check electrical shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and emergency generator equipment placement.
Perform detailed inspections of work in progress to ensure quality of installation and system adequacy.
Meet regularly with city electrical inspectors and inspect work in progress.
Resolve problems with the architect and subcontractor as they arise.
Plan daily and weekly activities for each craft within the overall construction schedule.
Provide detailed technical instructions for foremen, ensuring clear understanding of work, methods, manpower, and completion dates.
Resolve ambiguities in plans and drawings before construction begins.
Provide technical guidance and assistance in resolving day-to-day construction problems.
Assist the PM in estimating change orders.
Ensure compliance with all Federal, State, and Local Laws, ordinances, and codes related to construction activities, including company policies.
Assume overall responsibility for the health and safety of employee-owners.
Inspect all field construction work in progress, including subcontracted work, ensuring high-quality workmanship.
Promptly identify and follow up on deficiencies with responsible parties to ensure correction.
Check sheet metal shop drawings for compliance with building codes (duct liners, hangers, duct connections, etc.).
Check ceiling space allotments, flattening ductwork where feasible, rerouting ducts if necessary, and coordinating diffusers with lighting fixtures and sprinkler heads.
Check fire dampers for code compliance.
Inspect piping during installation, ensuring correct insulation placement and proper seal of vapor barriers.
Review exposed pipe for heat tracing and freeze protection.
Establish early contact with city fire department inspectors and invite them to inspect work in progress.
Review all fire sprinkler system shop drawings for adequacy and completeness to meet local codes.
Coordinate tamper and flow switches with the fire alarm system.
Inspect all fire sprinkler work in progress for quality and completeness.
Inspect and coordinate the installation of all life safety systems, smoke evacuation systems, pressurized portions of the building, fireman control centers, building and elevator distress communication systems, and fire extinguishers.
Review all change orders to ensure building code requirements are met, no adverse impact on other systems, and reasonable cost estimates.
Resolve technical problems encountered with the architect.
Review all pay requests from subcontractors for propriety and timeliness.
Resolve any problems encountered in payments to subcontractors.
Work extensively with subordinate MEP Managers, providing technical guidance and training.
Act as a liaison between owners, architects, general contractors, and all associated disciplines.
Maintain detailed and accurate daily job diaries of all field construction activities.
Perform tasks associated with project completion, including close-out punch lists.
Other duties as assigned.
