About The Position

Austin Commercial is seeking a Senior MEP Superintendent for its Austin, TX Division. This role provides overall direction and control of the installation of all electrical, plumbing, mechanical, sheet metal, insulation, sprinkler systems, and life safety systems within Austin Commercial projects. The Senior MEP Superintendent also serves as ACI's primary spokesman on these matters in dealing with subcontractors, architects, owners, and city officials.

Requirements

  • 10+ years of commercial construction field experience, including direct supervisory and MEP experience
  • Proficient with reading plans and specs
  • Ability to build and manage high performing teams
  • Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)

  • B.S. in construction management/science, engineering, or relevant discipline preferred, or equivalent combination of education (High School diploma) and experience

Responsibilities

  • Evaluates the complexity of the mechanical/electrical design and estimates both the construction costs and maintenance.
  • Ensures the constructability of the design and compatibility with local building codes.
  • Determines the scope of the project, the materials to be utilized, and manpower requirements for each construction phase.
  • Serves as a technical resource in meeting with owners and architects, discussing mechanical/electrical systems in technical terms and explaining any anticipated difficulties with the plans.
  • Attends weekly meetings with owners, architects, and subcontractors to outline work, discuss phasing, and address scheduling and quality issues.
  • Ensures that all mechanical/electrical shop drawings are submitted by subcontractors in a timely manner and examines them for completeness.
  • Coordinates shop drawings between subcontractors to reduce design errors.
  • Checks mechanical and plumbing shop drawings for P.PE routes, dimensions of toilet rooms, etc., and inspects underground piping, solder connections, and flanges for quality.
  • Ensures that all heavy pipe and other mechanical equipment is in place before walls are poured.
  • Checks electrical shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and placement of emergency generator equipment.
  • Performs detailed inspections of work in progress to ensure quality of installation and adequacy of the system.
  • Meets regularly with city electrical inspectors and inspects work in progress.
  • Resolves problems with the architect and subcontractor as they arise.
  • Plans the daily and weekly activities for each craft within the overall construction schedule.
  • Provides detailed technical instructions for each foreman, ensuring a clear understanding of the work, methods, manpower, and completion dates.
  • Resolves any ambiguities in plans and drawings before construction begins.
  • Provides technical guidance and assistance in resolving day-to-day construction problems.
  • Assists the PM as necessary in estimating change orders.
  • Ensures compliance with all Federal, State, and Local Laws, ordinances, and codes relating to construction activities, including company policies and procedures.
  • Assumes overall responsibility for the health and safety of employee-owners.
  • Inspects all field construction work in progress, including subcontracted work, and ensures high-quality workmanship.
  • Points out deficiencies promptly and follows up to ensure correction.
  • Checks sheet metal shop drawings for compliance with building codes and coordinates diffusers with lighting fixtures and sprinkler heads.
  • Inspects piping during installation to ensure correct insulation placement and checks vapor barriers for proper seal.
  • Reviews exposed pipe for heat tracing and freeze protection.
  • Establishes contact with city fire department inspectors and reviews fire sprinkler system shop drawings for adequacy and completeness.
  • Coordinates tamper and flow switches with the fire alarm system and inspects all work in progress for quality and completeness.
  • Inspects and coordinates the installation of all life safety systems.
  • Reviews all change orders to ensure building code requirements are met, that changes do not adversely impact other systems, and that cost estimates are reasonable.
  • Reviews all pay requests from subcontractors and ensures they are proper and timely.
  • Works extensively with subordinate MEP Managers to provide technical guidance and training.
  • Acts as a liaison between owners, architects, general contractors, and all associated disciplines.
  • Maintains detailed and accurate daily job diaries of all construction activities.
  • Performs tasks associated with project completion, including close-out punch lists.
  • Other duties as assigned.
