About The Position

Austin Commercial is seeking a Senior MEP Superintendent for its Austin, TX Division. This role provides overall direction and control of the installation of all electrical, plumbing, mechanical, sheet metal, insulation, sprinkler systems, and life safety systems within Austin Commercial projects, ranging from high-rise office buildings to hotels. The Senior MEP Superintendent will also serve as Austin Commercial's (ACI) primary spokesman on these matters when dealing with subcontractors, architects, owners, and city officials. Requirements

  • B.S. in construction management/science, engineering, or relevant discipline preferred, or equivalent combination of education (High School diploma) and experience
  • 10+ years of commercial construction field experience, including direct supervisory and MEP experience
  • Proficient with reading plans and specs
  • Ability to build and manage high performing teams

Responsibilities

  • Evaluate the complexity of mechanical/electrical design and estimate construction costs and maintenance.
  • Ensure the constructability of the design and compatibility with local building codes.
  • Determine the scope of the project, materials to be utilized, and manpower requirements for each construction phase.
  • Serve as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems in technical terms and explaining anticipated difficulties.
  • Attend weekly meetings with owners, architects, and subcontractors to outline work, discuss phasing, scheduling problems, and quality of work.
  • Ensure timely submission and completeness of all mechanical/electrical shop drawings from subcontractors.
  • Coordinate shop drawings between subcontractors to reduce design errors.
  • Check shop drawings for Mechanical & Plumbing systems, including P.PE routes, toilet room dimensions, underground piping, solder connections, flanges, and ensure heavy pipe and equipment are in place before walls are poured.
  • Check shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and placement of emergency generator equipment.
  • Perform detailed inspections of work in progress to ensure quality of installation and system adequacy.
  • Meet regularly with city electrical inspectors and inspect work in progress.
  • Resolve problems with the architect and subcontractor as they arise.
  • Plan daily and weekly activities for each craft within the overall construction schedule.
  • Provide detailed technical instructions for each foreman, ensuring clear understanding of work, methods, manpower, and completion dates.
  • Resolve ambiguities in plans and drawings before construction begins.
  • Provide technical guidance and assistance in resolving day-to-day construction problems.
  • Assist the Project Manager (PM) in estimating change orders.
  • Ensure compliance with all Federal, State, and Local Laws, ordinances, and codes relating to construction activities, including company policies and procedures.
  • Assume overall responsibility for the health and safety of employee-owners.
  • Inspect all field construction work in progress, including subcontracted work, to ensure uniformly high-quality workmanship.
  • Point out deficiencies promptly to responsible parties and follow up to ensure correction.
  • Check sheet metal shop drawings for compliance with building codes and coordinate diffusers with lighting fixtures and sprinkler heads.
  • Inspect piping during installation to ensure correct insulation placement, check vapor barriers, and review exposed pipe for heat tracing and freeze protection.
  • Establish contact with city fire department inspectors for fire sprinkler systems, review shop drawings for adequacy and completeness, coordinate switches with the fire alarm system, and inspect work in progress.
  • Inspect and coordinate the installation of all life safety systems.
  • Review change orders to ensure building code requirements are met, no adverse impact on other systems, and reasonable cost estimates.
  • Review pay requests from subcontractors for propriety and timeliness.
  • Work extensively with subordinate MEP Managers to provide technical guidance and training.
  • Act as a liaison between owners, architects, general contractors, and associated disciplines.
  • Maintain detailed and accurate daily job diaries of all field construction activities.
  • Perform tasks associated with project completion, including close-out punch lists.
  • Other duties as assigned.
