Requirements

  • B.S. in construction management/science, engineering, or related field
  • 10+ years of commercial construction project management and MEP experience
  • Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)
  • Proficient in project manager software
  • Proficient with cost projection, scheduling, financial analysis, budget reviews and labor reports
  • Ability to build and manage multiple high performing teams
  • Familiarity with MEP code requirements (NFPA, SMACNA, Plumbing Code, etc.)
  • Electrical/Low Voltage Experience

Responsibilities

  • Evaluates the complexity of mechanical/electrical design, estimating construction costs and maintenance, ensuring constructability and compliance with local building codes.
  • Serves as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems and potential difficulties with plans.
  • Attends weekly meetings with owners, architects, and subcontractors, outlining work for mechanical and electrical subcontractors, phasing, scheduling problems, and quality of work. May hold separate meetings with contractors.
  • Ensures timely submission and completeness of mechanical/electrical shop drawings from subcontractors. Responsible for on-time equipment delivery.
  • Manages complete coordination of MEP scope using overlay or CAD systems to prevent space requirement issues and coordinating shop drawings between subcontractors.
  • Checks mechanical and plumbing shop drawings for routing and dimensions, inspects installed mechanical, plumbing, and piping, and is responsible for QA/QC of mechanical systems. Ensures timely installation of mechanical rough-ins and coordinates mechanical equipment submittals with Architectural.
  • Checks electrical shop drawings for rough-ins, switchgear layout, riser diagrams, and generator placement. Performs detailed inspections of work in progress for quality, timely installation, and system compliance. Meets with city electrical inspectors and inspects work in progress. Responsible for on-time equipment delivery.
  • Establishes early contact with city fire department inspectors for work in progress inspections. Reviews fire sprinkler shop drawings for adequacy and completeness per local codes. Coordinates tamper and flow switches with the fire alarm system. Inspects all work in progress for quality and completeness.
  • Inspects and coordinates the installation of all life safety systems, including smoke evacuation, pressurized building portions, fire control centers, communication systems, and fire extinguishers. Manages certificate of occupancy requirements for these systems.
  • Reviews proposed changes for accuracy in cost and schedule impact. Resolves technical problems with the architect/engineer.
  • Reviews subcontractor pay requests for propriety and timeliness. Resolves payment issues.
  • Works extensively with subordinate MEP Coordinators, providing technical guidance and training.
  • Acts as a liaison between owners, architects, general contractors, and associated disciplines.
  • Performs other duties as assigned.
  • On larger projects, may specialize in a particular field such as Mechanical, HVAC, Clean room, Electrical, Instrumentation and Controls, Start Up/Commissioning, Communications and Low Voltage.
