About The Position

Our client is a leading global company in the trend culture and entertainment industry, built around a portfolio of well-known character IPs. The company operates hundreds of physical retail stores and thousands of automated retail units across 30+ countries, with a rapidly growing U.S. footprint. They are seeking a highly organized, execution-driven Senior Manager, Real Estate to lead the on-the-ground expansion of retail stores and vending-format units across the United States. This role owns the real estate pipeline end-to-end — site selection, lease negotiation, and cross-functional coordination — to open new locations on time and on budget. The ideal candidate brings deep U.S. retail real estate market knowledge, strong landlord/developer relationships, and the operational rigor to manage multiple deals simultaneously in a fast-moving environment.

Requirements

  • Bachelor's degree or higher
  • 8+ years of commercial real estate experience with a strong focus on retail site selection and leasing; multi-unit retail brand experience preferred
  • Proven track record managing a high-volume pipeline of real estate transactions from prospecting through lease execution
  • In-depth knowledge of top shopping centers, lifestyle centers, and major U.S. business districts
  • Strong negotiation skills across diverse market conditions; excellent project management and organizational skills to juggle multiple deals and deadlines
  • Willingness to travel as needed for site visits and market coverage across the U.S.

Responsibilities

  • Lead end-to-end site identification and evaluation for new retail locations, including field visits, trade area analysis, traffic/demographic review, and competitive assessment; prepare site packages and go/no-go recommendations for leadership approval
  • Lead lease negotiations, LOIs, and contract modifications to secure favorable economic and operational terms, partnering with Legal on agreement review and execution
  • Maintain an accurate, well-documented pipeline and deal-tracking records across the portfolio (lease status, key dates, financial terms)
  • Build and maintain strong relationships with landlords, property managers, brokers, and developers to facilitate transactions and surface future opportunities
  • Coordinate with Construction, Operations, Finance, and Merchandising to keep pre-opening activities on schedule, managing timelines from lease execution through grand opening and resolving delays proactively
  • Serve as the day-to-day point of contact for landlords and internal teams during build-out and opening; conduct post-opening reviews and maintain complete project documentation
