About The Position

The ALDO Group, a company with over 50 years of experience specializing in stylish and accessible footwear, handbags, and accessories, operates under the brands ALDO and Call It Spring, and is a core footwear partner for Sperry in North America. With over 1,500 stores in more than 100 countries, the company also functions as an industry-recognized wholesale licensed partner for brands like ROXY, Brooks Brothers, Ted Baker, Hunter, and G.H.BASS. The Senior Real Estate Manager reports directly to the Head of Real Estate North America and is responsible for lease negotiations, financial analysis, transaction management, and portfolio reporting across ALDO, Call it Spring, and Sperry. This role supports leasing initiatives across a portfolio of approximately 325 retail locations throughout North America, working closely with landlords, Legal, Lease Administration, Construction, Operations, Finance, and other internal stakeholders.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field preferred.
  • Minimum of 3 years of experience in retail real estate, leasing, financial analysis, property management, or a related field.
  • Strong knowledge of retail lease structures, lease documentation, and real estate principles.
  • Demonstrated expertise in financial analysis, deal economics, proforma preparation, and business case development.
  • Advanced proficiency in Microsoft Excel, with strong working knowledge of Microsoft Word and PowerPoint.
  • Strong analytical, organizational, problem-solving, communication, and negotiation skills.
  • Excellent written and verbal communication skills.
  • Willingness to travel periodically throughout North America, including attendance at ICSC conferences, landlord meetings, and site visits.

Nice To Haves

  • Retail real estate experience preferred.
  • Experience using Lucernex or similar real estate management software is considered an asset.

Responsibilities

  • Manage and negotiate all storage lease agreements.
  • Manage store lease transactions from negotiation through execution, coordinating with Legal, Lease Administration, landlords, brokers, and internal stakeholders to ensure timely completion.
  • Support larger portfolio negotiations and strategic leasing initiatives in partnership with senior real estate leadership.
  • Develop and maintain relationships with landlords, brokers, and industry partners.
  • Prepare financial analyses, proformas, business cases, and approval packages to support leasing recommendations and negotiations.
  • Analyze store performance, occupancy costs, lease economics, and market conditions to support portfolio decisions.
  • Support the preparation of occupancy budgets, capital expenditure budgets, forecasts, and related reporting.
  • Prepare weekly and monthly reports, including lease expiry schedules, document status updates, and other portfolio metrics.
  • Partner closely with Construction and Store Operations on store CAPEX projects (renovations, relocations, new stores, closures).
  • Participate in landlord meetings, site visits, ICSC conferences, and industry events.
  • Identify opportunities to improve processes, reporting, and transaction management practices.
  • Contribute to the achievement of departmental goals and objectives.
