About The Position

The Manager, Real Estate manages one or more core Real Estate functions, such as Property Acquisition, Easement Acquisition, Property Management, Corporate Real Estate Management, Property Sales, Right of Way Services, Property Management, Shoreline Management, Project Management (i.e. electric transmission, gas transmission, renewables and railroads). Key responsibilities include: Budget responsibility for the core real estate function. Work with the Director, Real Estate and/or Senior Manager, Real Estate on the preparation and on-going management of the budget. Participate in joint planning of real estate services with business line representatives. Hire and oversee the work of professional Real Estate contractors and consultants, as needed. Direct, plan, organize, and prioritize the activities of Real Estate Department in accordance with corporate practices and procedures to assure that necessary land or land interests are acquired in a timely and cost-effective manner. Manage, develop and evaluate Real Estate personnel engaged in the following activities: Obtain legal or deed descriptions, and sales price information for estimates of market value from public records. Prepare estimates of market value for the purposes of the purchase and sale of fee property interests, and in acquiring and granting easements, leases, licenses, permits and construction-related damages. Examine and comprehend title policies, certificates or commitments, and abstracts of title. Investigate and perform quantitative site and route selection analysis for major land purchases and to make recommendations regarding same. Successfully negotiate and prepare legal instruments fro the acquisition or disposal of fee property interests, easements, leases, licenses, permits, agreements, and property damages involving complex situations. Interpret and assess the regulations of municipal, county, state and federal jurisdictions, and commissions to negotiate with elected and appointed officials in determining corporate compliance requirements. Read and comprehend engineering drawings and plats. Testify and assist in the preparation of testimony before courts of law, municipal bodies, agencies, jurisdictional authorities and commissions regarding real estate matters involving the Company and its affiliates. Ameren’s selection process includes a series of interviews and may include a leadership assessment process. Specific details will be provided to qualified candidates.

Requirements

  • Bachelor's Degree from an accredited college or university required, preferably with an emphasis in Real Estate, Business, Management, or Engineering.
  • Seven or more years experience in Real Estate acquisition management required, including site selection, lease negotiation, and financial analysis preferred.
  • Two or more years supervisory or team leadership experience also required.
  • Proficiency with Microsoft Word, Excel, Project and PowerPoint required.

Nice To Haves

  • SR/WA, CCIM, MCR, CRE, PMP or another professional real estate designation is preferred.
  • financial analysis preferred.
