About The Position

This role serves as the lead Project Accounting Contact for multiple Business Groups/Customers and business models, involving diverse day-to-day accounting responsibilities, analytics, reporting, budgeting, forecasting, and relationship management. The position oversees projects of significant size, risk, and complexity, leading a project accounting team to provide timely and accurate accounting services. It emphasizes leveraging technology for world-class processes, balancing efficiency with service levels, and liaising with Finance Business Partners. The role requires understanding complex deal structures and interacting with senior business leaders regarding reporting and evolving business needs.

Responsibilities

  • Lead Project Accounting for Development projects, Technical Services Agreements (TSAs), Project Improvement Plans (PIPs), CAPEX activities, and Procurement owner contracts for hotels and residential units, ensuring adherence to GAAP for capitalization, Revenue Recognition ASC 606, contract review, billing, collections, and closeout.
  • Manage foreign currency translation and jurisdictional tax requirements (VAT, Withholding taxes, Sales/Use Taxes) for international countries, US states, and local jurisdictions, including financial contract administration for tri-party agreements.
  • Oversee development accounting and account reconciliations for pre-construction projects.
  • Manage and professionally develop a team of associates responsible for project accounting processes.
  • Develop and maintain relationships with owners and internal customers.
  • Manage the centralized Procurement Accounts Payable (A/P) group, resolving complex issues related to vendor invoices, pricing, tariffs, returns, tax bases/rates, international wires, and multi-line item POs.
  • Manage and communicate multi-discipline, highly visible project forecasts, identifying risks and opportunities, and potentially preparing/reviewing construction draws.
  • Lead the team in identifying and implementing process enhancements for efficiency and consistency, including leveraging technology.
  • Manage the project Billing process for over 1,000 projects, including contractual agreements with foreign currency translation issues.
  • Accountable for Accounts Receivable (A/R) and cash flow, acting as an escalation point for problem receivables, proposing delinquency reserves/write-offs, and conducting A/R reviews with business leadership.
  • Engage with Development, MI Legal, Development Asset Management, and Owner & Franchise Services (OFS) as needed, and coordinate with OFS for payment of outstanding owner invoices from Key Money payments.
  • Resolve ad hoc requests from owners, vendors, project managers, procurement agents, and other internal contacts.
  • Provide Cash Flow Forecasting on an ad hoc basis to support owner financing processes.
  • Prepare analysis and calculate quarterly procurement fees, other revenue, and expense accruals.
  • Participate in Project Lightyear and Coupa detail design, User Acceptance Testing (UAT), implementation, and stabilization for vendors, A/P, project costing, billing, and contract financial administration, leading the team through change management.
  • Evaluate current business processes and partner with internal customers to enhance and roll out changes.
  • Obtain annual resale tax certificates for US states requiring them for Marriott's contracting entities.
  • Manage reconciliation and clearance of transactions from the A/P Clearing Account.
  • Invoice vendors and collect travel reimbursement payments for procurement factory visits.
  • Review and provide input to monthly procurement volume reports for forecasting, budgeting, and staffing planning.
  • Manage assigned business units and project type area general ledger account balances, ensuring accuracy of financial statements and balance sheets, supporting annual budget preparation and monitoring.
  • Establish strong working relationships with Finance Business Partners, project/department management, and internal/external owners and customers.
  • Implement strong internal controls in project accounting processes and review/approve general ledger account reconciliations.
  • Lead teams in identifying and implementing efficient and value-added services and processes.
  • Manage four or more accounting professionals, setting departmental/project goals and priorities, operating with minimal supervision.
  • Utilize strong systems skills in multiple applications to streamline processes and gain efficiencies.
