About The Position

The Senior Manager, Construction will manage and coordinate the daily execution of complex capital repair projects from inception to delivery, including the oversight of all field operations, budget control, and schedule implementation. The Senior Manager will direct construction activities to ensure consistency with approved project documents, financial objectives, and internal processes, and will establish and maintain excellent working relationships with all team members across the organization. The Senior Manager will also support the Director or Senior Director, Construction in the successful mitigation of risk and the long-term preservation of capital assets.

Requirements

  • Bachelor’s Degree (or equivalent experience)
  • 5+ years of experience in multifamily construction (project manager or equivalent experience)
  • 4+ years of experience in construction management or engineering
  • Occasional travel required
  • Occupational Safety and Health Administration (OSHA) 30 HOUR Construction certification (California)
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Responsibilities

  • Conduct regular jobsite visits to monitor the General Contractor’s site safety program and verify construction progress is in adherence to design standards.
  • Review project schedules, subcontractor issues, and City requirements with the General Contractor’s Project Manager and Superintendent to ensure on-time delivery.
  • Manage the Request for Information and submittals process by coordinating between field teams and consultants to resolve technical queries and ensure compliance with contract documents.

  • Review and evaluate Change Order requests with the General Contractor’s Project Manager and Superintendent.
  • Review and initial all Change Orders and draw requests prior to final sign-off by the Director or Senior Director.
  • Collaborate with the Director to update project budgets on a weekly basis and provide formal project updates to key stakeholders.
  • Lead the project closeout and turnover process by coordinating warranties, as-built drawings, Operations and Maintenance manuals, and the Notice of Cessation with the Operations team.
