About The Position

The Senior Maintenance Technician plays a vital role in delivering exceptional apartment living by maintaining the community, amenities, and residential units across Fairfield communities throughout the Atlanta, GA region. Travel throughout the region is supported by a monthly auto allowance. This position performs skilled maintenance and repair work, supports preventative maintenance programs, helps ensure regulatory compliance, and provides outstanding service to residents while contributing to the overall success of the community.

Requirements

  • High school diploma or equivalent required
  • HVAC-EPA (Type II) or EPA Universal license is required.
  • Certified Pool Operator (CPO) license is required.
  • Valid driver’s license is required.
  • Minimum of 2 years of experience in property maintenance or a related field.
  • Experience performing preventative maintenance, troubleshooting building systems, and completing apartment turns.
  • Experience interacting directly with residents, vendors, and service providers in a customer-focused environment.
  • Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
  • Ability to read, write, understand, and communicate in English
  • Ability to work independently and as part of a team
  • Strong organizational and time management skills
  • Knowledge of safety regulations and compliance requirements
  • General computer skills including operating a mobile device
  • Superior customer service skills including the ability to manage difficult customers and/or situations
  • Ability to be on-call for after-hours emergencies
  • Ability to work a flexible schedule to include weekends, evenings and holidays
  • Preventative maintenance planning and execution

Responsibilities

  • Perform daily maintenance tasks and repairs.
  • Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and appliance issues.
  • Respond to maintenance requests promptly and professionally.
  • Complete work orders and apartment repairs with quality workmanship.
  • Maintain pool, hot tub, and other amenities.
  • Ensure safety and cleanliness of buildings and grounds.
  • Maintain exterior property appearance and curb appeal.
  • Conduct routine upkeep of community common areas.
  • Schedule and document preventative maintenance and apartment turns.
  • Conduct inspections of common areas and equipment.
  • Monitor building systems and identify maintenance needs.
  • Support move-in and move-out readiness.
  • Supervise contractors and maintenance activities in the absence of the Maintenance Supervisor.
  • Coordinate move-ins and move-outs.
  • Monitor contractor performance and quality of work.
  • Communicate maintenance needs and project updates.
  • Assist with safety meetings and compliance with policies and regulations.
  • Report potential liabilities and support property compliance efforts.
  • Maintain inventory and assist in purchasing materials and supplies.
  • Participate in resident functions and provide excellent customer service.
