About The Position

Join our team as a Senior Maintenance Technician at Modello Homes! Gorman & Company is looking for a Senior Maintenance Technician to join the team at Modello Homes, a 100-unit affordable housing community featuring LIHTC and Project-Based Voucher (PBV) programs. This hands-on role is ideal for an experienced maintenance professional who takes pride in keeping a community safe, clean, functional, and welcoming for residents. You’ll be responsible for a broad range of repairs while also helping coordinate unit turns, vendors, preventative maintenance, and daily property operations.

Requirements

  • At least three years of experience in property management maintenance, building maintenance, or a related skilled trade.
  • Strong technical knowledge and hands-on experience with electrical, plumbing, HVAC, appliances, carpentry, drywall, exterior repairs, and pool maintenance.
  • EPA Type II or Universal HVAC certification required.
  • Certified Pool Operator (CPO) certification required.
  • Strong troubleshooting, problem-solving, organizational, and time-management skills.
  • Ability to work independently, prioritize multiple maintenance needs, and respond effectively to emergencies.
  • Strong customer service and interpersonal skills, including the ability to handle challenging resident situations professionally.
  • General computer skills and the ability to use mobile devices and property management software; RealPage experience is a plus.
  • Valid driver’s license, automobile insurance, and a motor vehicle record that meets company insurance requirements.
  • Ability to participate in an on-call rotation and work occasional evenings, weekends, and holidays based on property needs.
  • Ability to perform hands-on maintenance and groundskeeping work, including lifting up to 50 pounds and working both indoors and outdoors in varying weather conditions.

Responsibilities

  • Diagnose and complete repairs across occupied and vacant apartments, common areas, and building systems, including electrical, plumbing, HVAC, appliances, carpentry, drywall, exterior structures, and pool systems.
  • Coordinate and complete apartment make-readies, ensuring vacant units are clean, fully repaired, and move-in ready according to established timelines and checklists.
  • Respond promptly to resident service requests and maintenance emergencies, using property management software to track and document work orders and communicate status updates.
  • Perform routine inspections of buildings, grounds, units, and common areas to identify maintenance, safety, cleanliness, and curb appeal needs.
  • Coordinate with and oversee vendors and contractors, ensuring work is completed safely, correctly, and according to property standards.
  • Maintain property grounds and common areas, including trash removal, seasonal cleanup, snow or winter weather preparation, and other general cleaning and groundskeeping responsibilities.
  • Maintain tools, equipment, vehicles, supplies, and inventory while following all company, safety, OSHA, and compliance requirements.
  • Provide guidance and support to other maintenance team members, help coordinate daily maintenance priorities, and supervise contractor work when the Area Maintenance Supervisor is unavailable.
  • Provide exceptional customer service to residents, vendors, and team members while communicating property concerns, potential liabilities, and operational needs to the Property Manager or Area Maintenance Supervisor.
  • Participate in safety meetings, team meetings, training, and on-call emergency response as needed.
