The Senior Maintenance Technician will maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to residents. This role involves diagnosing and solving maintenance issues in apartment homes, exterior, and common areas, including plumbing, electrical, general carpentry, HVAC, appliances, and pools. The technician will complete service requests within 24 hours and must be available for 24-hour emergency calls, reacting promptly to all emergency situations. Responsibilities also include preparing apartments for new residents according to Arqline standards, performing daily maintenance of property grounds for excellent curb appeal, and maintaining an operating environment to achieve a satisfactory level of resident service. The role may involve casual labor, such as lifting/moving heavy items as directed by supervisory personnel, and routine inspection of building mechanical systems/equipment. The technician will monitor and adjust controls for building systems like air conditioning and boilers, and routinely inspect common areas for cleanliness and aesthetic appeal. Reporting all problems to the Maintenance Supervisor and maintaining a good working relationship with staff are key. The position requires adherence to all State, Federal, and Company safety standards and precautions, proper utilization of new equipment, and following safety procedures. Assisting in maintaining records of scheduled maintenance procedures and performing additional projects as assigned are also part of the role.
