About The Position

UDR, Inc. is seeking a Senior Maintenance Technician to join their team at Arbor Park, an apartment community located in Alexandria, VA. This role is focused on delivering first-class service to residents, ensuring customer happiness and retention. The Senior Maintenance Technician will be responsible for maintaining the community's appearance and cleanliness, responding to resident maintenance requests, and ensuring apartments are ready for occupancy. The position also involves maintaining tools and equipment, assisting with inventory and contractor supervision, and training new team members. A key aspect of the role is fostering positive resident relationships and identifying opportunities for service improvement. After-hours on-call rotation is required.

Requirements

  • Maintenance experience in the multi-family, hospitality, or similar industry
  • Competency in residential plumbing, electrical, HVAC, appliance repair, painting, and drywall
  • Customer service experience
  • Proficient in the use of modern technology, especially computers and smartphones
  • EPA Universal Certification required
  • Valid driver’s license and rotating on-call responsibility required

  • Knowledge of and experience in carpentry

Responsibilities

  • Maintain the overall appearance and cleanliness of the community, ensuring grounds, amenities, building exteriors/interiors, market-ready units, common areas, and parking lots are free of debris, trash, and graffiti. Report deficiencies and safety issues immediately.
  • Respond to resident requests for maintenance and service, performing repairs and restoring service within established quality and time standards.
  • Prepare apartments for occupancy by performing electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning, painting, patching, texturing, basic cleaning, and other equipment maintenance and repairs.
  • Maintain tools and equipment in proper working order, request replacements, and assist with stocking inventory.
  • Assist the Maintenance Manager with ordering supplies and equipment to maintain inventory levels within budget.
  • Assist with scheduling and supervising contractors.
  • Assist in training and mentoring new Maintenance Technicians and/or Apprentices.
  • Foster positive relationships with residents and confirm their expectations are being met.
  • Identify, communicate, and implement opportunities to improve resident happiness and service.
  • Provide superior customer service to internal and external customers.
  • Participate in after-hours on-call rotation.
  • Perform other duties as assigned or necessary.
