About The Position

The Senior Maintenance Manager oversees maintenance operations for one or more residential communities, ensuring that properties meet Vivmark Residential’s physical-condition standards while providing outstanding customer service and operational excellence. The role partners with office teams to improve operations, revenue, and resident satisfaction; manages service requests and maintenance programs; supports budgeting; leads on-site maintenance staff; and promotes safe, legally compliant operations.

Requirements

Valid driver’s license and automobile insurance, where applicable.
EPA Type I/II or Universal Certification (required).
5–7 years of apartment maintenance or related experience.
Strong leadership and organizational abilities to manage teams and operations.
Expertise in property systems, repairs, and maintenance best practices.
Proven ability to promote safety, manage budgets, and deliver exceptional customer service.

Nice To Haves

3–5 years of supervisory experience preferred.
Certified Pool Operator (CPO) certification, as required.

Responsibilities

Partner with office teams to optimize operations, maximize revenue, and enhance resident satisfaction.
Manage and prioritize service requests, delegate tasks, and monitor trends to ensure timely resolution.
Oversee maintenance and preventive maintenance programs, including HVAC, plumbing, electrical, carpentry, and appliances.
Assist in developing and monitoring the maintenance operating budget and ensuring expenses align with financial goals.
Recruit, train, schedule, evaluate, and develop on-site maintenance staff.
Ensure smooth apartment turnover processes and assess damage charges for departing residents.
Serve as the safety liaison by leading training and safety inspections and promoting a culture of safety.
Monitor vendor work and ensure compliance with company policies, safety standards, and applicable federal, state, and local laws.
Inspect grounds, buildings, and apartments regularly to ensure they remain functional and welcoming.
