Requirements

  • Bachelor’s degree in Business, Real Estate, Finance, or a related field.
  • 5+ years of professional‑level experience in corporate real estate, leasing, transaction management, or a comparable strategic function.
  • Proven ability to exercise independent judgment when structuring, negotiating, and evaluating real estate transactions.
  • Strong analytical and financial modeling capabilities, with confidence interpreting complex data to recommend strategic actions.
  • Advanced negotiation skills and the ability to engage credibly with senior leaders and external partners.
  • Proficiency in Microsoft Office; familiarity with CRE systems such as Yardi or MRI is an asset.
  • Ability to manage competing priorities in a fast‑paced, decision‑driven environment.
  • Bilingualism in English and French is required, enabling effective collaboration across Canada.

  • Additional languages such as Spanish or Portuguese are considered an asset.
  • Professional real estate designations (e.g., MCR, or in progress) are an asset.

Responsibilities

  • Develop forward‑looking real estate strategies 18–36 months ahead of lease expiries, aligning business needs, portfolio optimization, and financial outcomes.
  • Lead leasing, subleasing, and disposition activities, ensuring alignment with corporate objectives, risk parameters, and shareholder interests.
  • Independently engage and direct brokerage partners, negotiating business terms across office, industrial, land, parking, and warehouse asset types.
  • Oversee the full lifecycle of real estate transactions—including acquisitions, dispositions, renewals, and complex amendments—while ensuring compliance with Delegation of Authority and legal standards.
  • Govern transaction documentation, approvals, and workflows at a portfolio level, ensuring quality control, audit readiness, and policy adherence.
  • Provide senior leadership with expert recommendations, scenario analysis, and data‑driven insights related to deal structure, timing, risk, and financial impact.
  • Lead due diligence activities including financial modeling, valuation assessment, operational risk review, and market analysis.
  • Act as the primary liaison with landlords, brokers, and third‑party advisors, representing WSP in strategic negotiations.
  • Oversee critical‑date governance and advise on optimal timing for notices, renewals, terminations, and option exercises.
  • Adapt strategies in response to shifting business priorities and market dynamics with minimal direction.
  • Communicate complex real estate issues clearly to executives, outlining implications for business units and the broader portfolio.
  • Travel as required to evaluate market conditions, negotiate transactions, and support stakeholder engagement.
