We are seeking an experienced Preconstruction Estimator to join our growing Preconstruction team. In this role, you will own the full estimating lifecycle from early feasibility through construction document stages—playing a critical role in shaping how ADI’s projects are conceived, designed, and priced. You will collaborate closely with internal development, design, and construction teams as well as external consultants to ensure our projects are economically viable, competitively bid, and built with precision. This is a high-impact role for an estimator who thrives in a fast-paced, entrepreneurial environment and wants to influence real decisions at the front end of major high-rise and mixed-use projects.

Requirements

  • Minimum 5–7 years of progressive estimating experience within a General Contracting, Design-Build GC, or Development firm
  • Bachelor’s Degree or Diploma in Architectural Technology, Construction Engineering Technology, or Construction Management
  • Demonstrated experience estimating high-rise residential projects (mid-rise and/or high-rise condominium or purpose-built rental) is a hard requirement
  • Candidates without high-rise residential experience will not be considered
  • Track record of successfully estimating and delivering projects ranging in construction value from $10M to $200M+
  • Experience across all stages of the design process, from schematic/conceptual through to full IFC document sets
  • Proficient knowledge of Site Development, Building Envelope, and M&E/HVAC Systems for high-rise residential and ICI construction
  • Familiarity with Ontario Building Code requirements and their cost implications for high-rise buildings
  • Proficiency organizing construction data using current MasterFormat standards
  • Experience working under CCA 5a, CCA 5b, CCDC 2, CCDC 3, and CCDC 14 Prime Contracts; and CCA 1 & CCA 17 Sub-Contracts
  • Strong proficiency in: Procore (or equivalent construction PM platform), Bluebeam, BIM (Revit/model-based takeoff), MS Project, and advanced MS Excel

Nice To Haves

  • PQS designation (or working toward) or Gold Seal Certification in Estimating is a strong asset

Responsibilities

  • Develop conceptual and order-of-magnitude estimates from feasibility stage onward to guide design and proforma development
  • Conduct due diligence cost analysis in support of land acquisition assessments, including comparative cost-per-suite and cost-per-GSF benchmarking
  • Model multiple design scenarios and massing options to advise on cost implications before significant design investment is made
  • Prepare detailed quantity surveys, takeoffs, and estimates for all design stages—from schematic design through to Issued for Construction (IFC) documents
  • Break down projects into elemental scopes of work from both complete documentation sets and preliminary/conceptual designs
  • Maintain and continuously refine an internal cost database, benchmarking historical project data and tracking live market pricing
  • Compile and analyze historical project data to identify cost trends, variances, and opportunities for improvement
  • Prepare comprehensive bid packages and manage the full competitive tender process for construction trade scopes
  • Evaluate subcontractor and vendor proposals relative to scope of work, qualifications, and pricing; identify gaps, overlaps, and inclusions/exclusions
  • Build and maintain strong relationships with subcontractors and suppliers; leverage market intelligence to support competitive procurement
  • Lead scope clarification meetings and RFI processes during pre-tender and pre-construction phases
  • Facilitate value engineering (VE) workshops with design and construction teams, presenting cost alternatives and tradeoff analyses to drive informed decision-making
  • Partner with design teams (architects, structural, MEP engineers) to review constructability and identify cost risks early in the design process
  • Work with preconstruction and project teams to track budget alignment as design evolves, flagging material variances against proforma assumptions
  • Assist in the management and budget oversight of Division 1 costs and cashflow
  • Develop and maintain documentation related to proforma development, including hard cost updates at each major design milestone
  • Prepare clear, executive-ready cost reports and estimate summaries for internal leadership review
  • Monitor and maintain current, competitive cost and product information under changing market conditions, including labour and material escalation trends
  • Evaluate new project technologies, construction methods, materials, and building typologies to inform feasibility assessments and specifications
  • Research emerging construction techniques (mass timber, modular, etc.) and assess cost/schedule implications for ADI’s pipeline
