About The Position

We are looking for a highly motivated Senior Engineer to join our Operations team at a best-in-class, multi-storey Class A / LEED Gold office tower spanning over 450,000 square feet in Boston. Reporting into the property’s Chief Engineer, you will be responsible for the day-to-day operation, monitoring and adjustment of building equipment to ensure maximum efficiency, while maintaining a customer-service-focused mindset that keeps tenant and operations team requests resolved in a timely manner. As a senior member of the team, you will support the Chief Engineer in running a safe, efficient and sustainable building - leading by example, promoting engineering best practices and helping mentor building engineers and maintenance technicians.

Requirements

  • Extensive knowledge and hands-on experience operating HVAC, BAS, electrical, plumbing and life safety systems in a Class “A” or comparable facility
  • Minimum 7 years of technical and mechanical building operations experience
  • Experience creating and managing operating/HVAC budgets, sourcing pricing and reviewing bids
  • Demonstrated ability to lead, coordinate and develop engineers and maintenance technicians

Nice To Haves

  • Relevant state/local operating license, or a combination of a college-level degree and equivalent experience
  • EPA Universal Refrigerant Recovery license and OSHA certification
  • High school diploma (or equivalent) or trade school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems
  • Skills in blueprint / construction drawing interpretation, as applied to technical areas
  • Exceptional communication, organization, customer service, interpersonal and time-management skills, with the ability to work with minimal supervision

Responsibilities

  • Monitor the day-to-day operation and repair of HVAC equipment (central plant, pumps, motors, fans, chillers, VSDs, compressors), life safety systems, building automation systems (BAS) and lighting systems
  • Oversee the water treatment program, including review of weekly readings
  • Utilize the PM program to ensure preventative maintenance is scheduled and performed effectively, monitoring completion reports and making adjustments as needed
  • Follow department policies for the storage, usage and disposal of hazardous materials
  • Use the software-based tenant request system to troubleshoot recurring problems and increase tenant comfort
  • Ensure timely responses and resolutions to all tenant requests, with ongoing communication to tenants regarding any issues
  • Review and monitor contracted work to ensure it is performed safely and in compliance with building standards
  • Coordinate with service providers and contractors to meet Oxford and customer standards and expectations
  • Execute energy awareness and conservation initiatives using the MACH energy program and the building’s energy management systems
  • Partner with property management to deliver the asset-specific sustainability program in line with Oxford’s sustainability goals
  • Assign work orders and maintenance tasks to Building Engineers and Maintenance Technicians, ensuring timely completion
  • Meet with Engineers and Maintenance Technicians to review mid-year performance against goals and complete year-end evaluations
  • Lead others and share knowledge from your discipline across the team
  • Support the Chief Engineer with oversight of construction activities, including plan review, submitting comments and attending job-site meetings to ensure compliance with base-building standards and local authorities
  • Assist the Chief Engineer in managing capital and special projects, ensuring compliance with building rules and proper close-out documentation
  • Work with the Chief Engineer and Property Management to create budgets, source pricing and obtain multiple bids as required by Oxford policy, maintaining proper cash flow throughout the year
  • Plan and execute a successful building Operational Audit
