About The Position

Crusoe is seeking a Senior Director, Real Estate Strategy & Acquisitions to serve as the high-leverage strategic partner and "right hand" to the Chief Real Estate Officer. This is a "force multiplier" role designed for a sophisticated real estate executive who thrives in the technical trenches of deal-making and capital markets. In this capacity, you will not just manage projects; you will orchestrate the commercial and financial architecture of our global footprint. You will act as a primary surrogate for the CREO in high-stakes negotiations, bridging the gap between vision and execution. Your success is defined by your ability to navigate complex Joint Ventures, institutional financing, and intricate lease structures that underpin multi-billion dollar AI campuses. This role is required to be in-office 5 days per week in our San Francisco, CA headquarters.

Requirements

  • 15+ years of progressive leadership in real estate finance, acquisitions, or capital markets.
  • You have a "Chief of Staff" mindset - operating with high autonomy, discretion, and a focus on executive-level leverage.
  • A proven track record of facilitating 9-figure transactions, specifically involving JV structures, project finance, or complex credit facilities.
  • Ability to "speak the language" of institutional investors, lenders, and C-suite executives, distilling complex legal and financial concepts into actionable strategy.
  • Deep comfort with the "fine print" - you should be highly proficient in navigating PSAs, JV operating agreements, and loan documents.
  • A mastery of financial modeling and a "bias for action" that allows you to thrive in a fast-paced, vertically integrated environment.
  • Based in or willing to relocate to the San Francisco Bay Area.

Nice To Haves

  • Background in Data Center, Energy Infrastructure, or Industrial REITs.
  • Prior experience at a top-tier private equity firm, investment bank, or real estate operator.
  • Advanced Credentials: JD, MBA, or MS in Real Estate Development.

Responsibilities

  • Partner directly with the CREO to structure and execute complex capital transactions, including Joint Ventures (JV), programmatic platforms, and institutional real estate partnerships.
  • Serve as a lead negotiator on sophisticated lease agreements and land acquisitions, ensuring commercial terms align with Crusoe’s long-term operational and financial goals.
  • Support the CREO in securing and managing lender financings. Lead the preparation of investment committee materials and lender packages, acting as a key point of contact for banking and institutional capital partners.
  • Represent the Office of the CREO in internal and external forums, ensuring seamless communication between Real Estate, Finance, Legal, and Energy teams to drive deal velocity.
  • Conduct deep-dive underwriting and sensitivity analysis on complex deal structures. You will translate technical data into executive-level briefings that facilitate rapid, high-conviction decision-making.
  • Monitor the health and compliance of existing JV and financing arrangements, anticipating refinancing needs or structural pivots as the business scales.
