The Senior Director of Operations supports the Regional Vice President with complete oversight for financials and operations of an assigned portfolio to ensure 24/7 professional parking management in commercial, government services, and other accounts. This role embodies a servant leadership culture, supporting home office programs and initiatives while also addressing the individual needs of operational teams within their assigned portfolio. This role requires weekend and evening availability.

Requirements

  • Understanding of P&L's.
  • Ability to run monthly client reports.
  • Ability to manage the client-LAZ relationship.
  • Willingness to travel to different locations on a daily/weekly basis as needed.
  • Bachelor's Degree or equivalent work experience.
  • 8+ years in a parking management role.
  • Previous experience managing at least 8 manager-titled direct reports.
  • Experience in maintaining, fostering, and growing client relationships.
  • Experience overseeing hospitality, commercial, and municipal parking operations.
  • Previous experience with parking management systems and technology.
  • Knowledge of Excel, Word, PowerPoint, and General Microsoft Office Applications.
  • Parking management experience of multiple locations is required.
  • Ability to work evening hours and weekends as needed.

Responsibilities

  • Maintain multiple client accounts, including commercial garages and surface lots, government contracts, and municipalities.
  • Develop client relationships and ensure business retention.
  • Maximize increased revenue, managed expenses, and customer satisfaction by maintaining the highest level of service thresholds and initiatives aligned with client expectations.
  • Assist the region with business development, proposal, presentation, and transitions for new locations.
  • Lead, direct, and develop a team of managers and employees to accomplish annual and periodic goals/initiatives, embodying LAZ Parking’s culture.
  • Identify high-potential employees to support the organization’s continued growth.
  • Plan and execute the opening of new locations within their assigned portfolio.
  • Prepare budgets and conduct monthly reviews of profit/loss by location within the assigned portfolio.
  • Organize and narrate parking management skills for Facilities Managers and Assistant Managers.
  • Understand, implement, and deliver all requirements outlined within the contractual agreement between LAZ Parking and clients.
  • Prepare daily, weekly, monthly, and annual financial and operational reports as required.
  • Manage, plan, schedule, train, and direct the activities of Facilities Managers and Assistant Managers.
  • Serve as a liaison to parking patrons and various stakeholder groups impacted by the operations of the assigned portfolio.
  • Implement and complete other projects, programs, and initiatives that may arise from the operation of the assigned portfolio.
  • Review and edit proposed parking, maintenance, etc. agreements.
  • Communicate with local police departments and emergency management teams regarding operations.
  • Organize and manage the oversight of event operations within LAZ Parking.
  • Monitor, review, and analyze market rate structures.
  • Implement and complete other projects, programs, and initiatives that may arise from assigned portfolio operation.
  • Perform additional related duties as assigned by leadership.
